Position:Maintenance Personnel
Reports To: Maintenance Supervisor – Region 4
FLSA Status: Non-Exempt
Function:
Responsible for preventive and corrective maintenance of entire property.
Know How:
This position requires a high school diploma or its equivalent. A valid driver’s license is required. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.
- Experience in general maintenance to include heating, air conditioning, electrical, and plumbing, equipment and carpentry
- Must be able to respond to emergency maintenance calls as requested
- Must be able to communicate effectively
- Must be capable of using extension ladder to make repairs as needed
- Must be able to lift and carry fifty (50) lbs.
Principle Activities:
- Perform services requested per work orders
- Assist with apartment turnover procedures
- Make regular inspection of grounds, building, plumbing, electrical fixtures, appliances, and major equipment
- May be responsible for grounds maintenance
- May be responsible for janitorial of all common areas
Effect on End Result:
- Assure property complies with all state and federal housing regulations required by HUD
- Assure all maintenance needs at the complex are met to assist the apartment manager in maintaining a high level of tenant service
