Salary Range: $21-$30/hr
Essential Functions And Responsibilities:
- Assist with troubleshooting, repairs and maintenance of installed systems to include Boilers, Domestic Hot Water, plumbing systems, Fixtures, Household Appliances, roofs, gutters, drains, VAVs, RTUs, AHUs, and HVAC
- Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices
- Assist with installation and maintenance of building equipment, ie boilers, DHW, and systems
- Replace and repair building finishes such as ceiling tiles, door hardware, wall paper, paint walls, piping, floors and equipment
- Possess competent knowledge of the use and care of tools and equipment to maintain buildings and grounds
- Respond immediately to emergency situations and customer service requests as assigned.
- Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, lock out tag out, log books, code compliance, MSDS maintenance etc.
- Maintain and operate fire and life safety systems such as; Fire /Burg alarm systems, fire pumps and all related fire protection system equipment as assigned
- Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits
- Ability to use technology such as; smart phones, tablets, computers, web-based applications, building automation systems, Work Orders, BMS etc.
- May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time when responding to priority/emergency situations (including overtime type assignments); Requires stand-by on-call duties for emergencies.
- Complete all required Safety Training as scheduled annually.
- Comply with Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours
- Perform routine maintenance and keep records of maintenance and repair work
- Regular and punctual time and attendance, and adherence to The Foundling’s and your department’s specific time and attendance policies and protocol.

- Appropriate engagement with support departments to ensure appropriate and timely hiring, performance management, investigation, discipline, suspension, and restructuring decisions concerning direct reports. Regular supervision and performance evaluation of direct reports

Other Requirements (e.g., required licenses, language ability, years of experience):
- Valid NY, NJ, CT or PA driver’s license with 6 points or less
- 2-5+ years of related experience in a general building maintenance setting
- Technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing, carpentry
- Basic Computing Skills in Outlook, Excel & Word
