Maintenance Engineer - Tooker House

Description
The Maintenance Engineer has all skill sets and experience to manage the facilities operations and staff for a modern residential student housing community with enhanced skills and experience in the use/operation, preventative maintenance, repair and assessment of Commercial and/or Residential Mechanical, Electrical, Plumbing and Building Automation Systems related equipment. The Maintenance Engineer is a critical leader among the site level staff to ensure the highest level of resident customer experience.
  • Oversee the day-to-day Facilities Operations of the community.
  • Collaborate closely with the General Manager, Operations leadership, and Corporate Facilities Team to ensure effective implementation and execution of Basic Operating Standards & Systems (BOSS), Work Order resolution processes and administration, the Preventative Maintenance program in line with company policies and procedures, vendor management, Turn and Make-Ready processes, Capital Expenditure projects, etc.
  • Supervise and prioritize daily work order assignments and ensure proper administrative follow-up is completed by updating the work order system and communicating with office staff as necessary, etc. to ensure a superior customer services experience.
  • Responsible for the proper operation, preventative maintenance, repair, and assessment of facilities equipment to include, but not limited to: Commercial and/or Residential Mechanical, Electrical, Plumbing and Building Automation Systems.
  • Ensure that facilities equipment meets all regulatory compliance requirements mandated by local, state, and federal agencies and maintains accurate equipment performance and repair records.
  • Ensures that all fire and safety equipment is in good working order and in compliance with all applicable city, state and federal codes, and in line with company policies and procedures.
  • Ensure individual and team compliance with Key Control procedures and policies.
  • Ensures all record keeping, maintenance, service, repair, and disposal of refrigerant, air conditioning and refrigerant equipment is in compliance with city, state, federal, and EPA requirements and procedures.
  • Ensures all required records and documentation related to property facilities is regularly updated, accurate, and in compliance with all applicable city, state and federal requirements, and company policies and procedures.
  • Ensures strong working knowledge of life/safety and risk management measures, and emergency plans and procedures as outlined by company policy and procedures.
  • Ensures all personal protection equipment for staff is in good working order and that related training is completed and documented as outlined in company policies and procedures.
  • Retail (if applicable) - Responsible for proper maintenance and/or oversight of Retail grease traps, Retail sewer main lines, shared HVAC units, remote utility meters, monument pylons and other retail systems/equipment specifically identified as the responsibility of ACC.

  • Ensures that the team maintains clean and safe equipment rooms, mechanical areas, maintenance shop, etc.
  • Create and maintain maintenance staff schedules, including after-hours on-call, and ensures proper management of maintenance staff payroll costs and effectively communicates with the General Manager and Operations leadership related to these schedules and associated payroll.
  • Ensures that all work orders are responded to in a timely manner, including after-hours "on call" maintenance requests.
  • Ensures all staff is effectively trained and understands facilities operation expectations to include, but not limited to: Company systems and procedures, specific maintenance procedures related to their role, customer service and resident/retail tenant (if applicable) interactions, necessary communication related to both facilities and life/safety policies, after-hours on-call schedule, expectations, and procedures, etc.
  • Maintain accurate and regular inventory of all necessary equipment, supplies, and materials as outlined by company policy and procedures, and order additional supplies and materials as necessary, verify accuracy of orders upon arrival, and communicate directly with management to ensure proper updates to budget expenditures and cost controls.
  • Supervises completion of projects related to facilities as assigned by the General Manager, Operations leadership, and/or the Corporate Facilities Team, including but not limited to: planning, vendor evaluations and oversight, all related communications, follow-up with necessary stakeholders, etc.
  • Participate in developing the annual budget and Turn budget for all associated facilities line items.
  • Assist the General Manager, Operations leadership, and/or the Corporate Facilities Team in the bid process for Capital Expenditure projects, Turn, and/or special projects.
  • Report to the General Manager and/or Operations leadership, residents, retail tenants (if applicable) and/or staff behaviors that violate the law, the lease agreement, employee handbook, etc.
  • Attend, and constructively contribute to, all weekly staff meetings and any special/emergency meetings.

Supervisory Responsibilities:
  • Carries out supervisor responsibilities, including interviewing, hiring, and training employees; planning assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Provides regular updates as needed to Operations management.
  • Maintain daily contact with staff to ensure completion of work, update on work order progress, reassess assignments and prioritize work assigned if necessary.
  • Effectively communicate and uphold on-call after hours schedules, expectations, response time, and emergency response of staff.
  • Provide staff with additional technical training and career development opportunities.
  • Conduct weekly team meetings and disseminate important operational and company information as needed and/or directed.

Skills, Knowledge & Expertise
Qualifications

Education/Experience:
  • 5-7 years' experience in building maintenance and repair work, and/or combined equivalent of experience and education.

Certificates/Licenses:
  • EPA Universal
  • Boiler License (may be applicable)
  • PPO/CPO (may be applicable)
  • OSHA 10 (recommended)

Knowledge/Skills/Abilities:
Knowledge of:
  • HVAC systems, Commercial and/or Residential Mechanical, Electrical, Plumbing and Building Automation Systems and Control Operations.
  • Web based/digital work order tracking system(s).
  • Student housing and/or Multi-Family real estate industry facility maintenance and operations.

Skill in:
