We are seeking a motivated and experienced Maintenance Coordinator to play a crucial role in ensuring the optimal functioning and appearance of our managed properties. Responsibilities:
Coordination of Maintenance Activities:
- Schedule and oversee routine maintenance tasks, including inspections, repairs, and preventive maintenance.
- Project management of capital improvements.
- Review and troubleshoot resident-submitted work orders.
- Collaborate with vendors and contractors to ensure timely and cost-effective completion of maintenance projects.
- Perform basic on-site repair and maintenance activities.
- Source competitive estimates and negotiate contracts with vendors.
- May require occasional after-hours emergency response.
Tenant Communication:
- Serve as the main point of contact for tenants reporting maintenance issues. Ability to troubleshoot issues by email and over the phone.
- Communicate maintenance schedules and coordinate access with tenants to minimize disruptions.
Administrative:
- Maintain accurate records of all maintenance activities, including work orders.
- Regularly update the property management software (Appfolio) to ensure maintenance information is up to date.
- Prepare monthly reports for owners, HOA Board of Directors, and Sr. Property Manager
- Assist Sr. Property Manager with other tasks and responsibilities as assigned.
Qualifications:
- Minimum of 3 years experience in property management, maintenance, construction, project management, or related field is required.
- Prior experience as a maintenance technician preferred.
- Strong organizational and multitasking skills with the ability to prioritize tasks effectively.
- Proficient in Microsoft Suite
- Excellent communication skills, both written and verbal.
- Knowledge of basic property maintenance practices and procedures.
- Knowledge of single family and multi-family building systems and their related preventative maintenance schedules.
- Familiarity with Appfolio property management software is a plus.
- Reliable transportation and a valid driver’s license are required.
Education:
- High school diploma or equivalent required.
- Additional relevant certifications or coursework is a plus.
