The Loan Specialist assists commercial lenders with preparing a variety of both commercial and consumer loans. Responsible for appropriately managing requests relating to loan portfolios from one or more lenders and providing accurate, timely and reliable documentation to create an exceptional customer experience. Accurately assembles loan documents in a fast pace team setting while delivering a high level of service and professionalism.
ESSENTIAL JOB FUNCTIONS:

- Obtains borrower information to complete the initial loan application process. Order credit reports, obtain MLA report when applicable and review public records.
- Adhere to Frontier's HMDA procedures and guidelines to ensure the regulation is followed completely during the application process. Determine any regulations or disclosures that may apply.
- Gather pertinent information for the Loan Estimate, including tax information and insurance premiums. Verify accuracy of the CAP to address discrepancies with the lender. Prepare the Loan Estimate and provide to the lender while following applicable timing requirements.
- Prepare and send turndown letters and log turndown decisions according to bank and regulatory requirements. Post applicable origination fees to the bank general ledger.
- Obtain appraisals or real estate evaluations from the Lender. Determine if a title commitment or title search is required based on the type of loan. Order the applicable title information.
- Order and review flood determinations with the Lender to request flood insurance from the borrower if applicable. Review for accuracy and provide the loan officer with the borrowers Closing Disclosure in adherence to regulation timing requirements.
- Prepare the loan documents in the LaserPro system. Provide a complete and accurate loan document packet to the loan officer for closing.
- Complete all compliance-related documents with special attention to flood, RESPA, HMDA, Reg B and Reg Z. Ensure loan documents have been closed accurately (have proper signatures, dates, notates, legal descriptions and other relevant data).
- Submit recordable documents to SimpliFile or file UCCs, etc. Build the customer portfolio in the core system while following the Bank's CIP requirements. Activate the loan in the core system. Process loan fees, account and general ledger entries and third party payments. Input trailing customer information into the core system.
- Completes administrative tasks such as preparing and maintaining pipeline reports, reviewing daily transaction reports and notifying the lender of any past due accounts. Update, scan and monitor insurance placement, documents and tickler reminders. Review monthly maturing loans report to prepare loan extension with the Lender. Review other loan reports as assigned.

EDUCATION AND EXPERIENCE:
- 1-3 years in the lending function assisting lenders in consumer real estate loans and commercial loans.
- Working regulatory knowledge should include privacy, safeguarding customer information, Regulation B - Equal Credit Opportunity Act, Regulation Z - Truth in Lending, CRA, HMDA, RESPA and flood regulations.
- LaserPro and Fiserv Premier experience preferred.
