Stable, growing real estate management firm has an excellent career opportunity for an energetic and dynamic individual to join our team as a residential Leasing Specialist in our New Jersey division.  In this role, you will be contributing to the success of the company, by being responsible for efficiently managing the day-to-day operations of the Leasing and Marketing Process and most importantly, delivering exceptional Customer Service.  You will be working with a team of professionals to assist you in your role.  Robust commission and monthly bonus in addition to salary.  This position reports to the Assistant Property Manager.

BASIC FUNCTION:

  • Administersa favorable rental experience, shows and rents apartments to qualified applicants and maintains a 100% occupancy rate overall and establishes a three (3) month waiting list.
  • Responsible for developing and administrating the Leasing framework through which the company’s objectives can be achieved.
  • Responsible for all the activities that relate to the achievement of the company’s leasing objectives.

KEY RESPONSIBILITIES:

  • Maintains a professional appearance with appropriate business attire at all times.
  • Checks and updates the unit availability list (through RealPage – OneSite software) at the beginning of each day.
  • Ensures that the units available and buildings where they are located are clean and presentable.
  • Ensures that the leasing office is clean, organized and presentable.
  • Answers all incoming calls and emails from prospective tenants and pre-qualifies them.
  • Welcomes all walk-in leads and pre-qualifies them.
  • Works on weekends to hold appointments, facilitate move-ins and greet prospective new residents.
  • Enters all leads in a guest card, as well as in RealPage, accurately and in a timely fashion.
  • Creates a positive and exciting environment for a prospect to feel the need to come to the Community to see an apartment.
  • Sets up a confirmed appointment with prospective Resident to see an apartment.
  • Walks through the community and shows the available apartment to all prospects.
  • Communicates the qualifying requirements to the prospective Resident.
  • Provides prospects with an application, and discusses the applicable fees.
  • Follows up with the prospective tenant, obtains all required paperwork and bank checks/money orders in a timely manner in order to expedite the rental process.
  • Runs credit reports and processes the application.
  • Sends the completed application and all required backup information to the main office for review and approval/denial.
  • Informs the prospective tenant about the decision and sets up appointment for lease signing.
  • Prepares or reviews the lease and other documents for the closing.
  • Follows up with the main office to determine delivery schedule for the apartment.
  • Inspects the apartment after refurbishing and arranges for Residents to move in.
  • Welcomes the new Resident, collects all applicable payments, performs a walk through with the new tenant, takes move- in pictures, completes the move-in checklist and presents the keys.
  • Holds Open Houses when necessary, performs outreach marketing as necessary.
  • Creates advertisements for different types of media, example; newspapers, magazines, internet, etc.
  • Continuously develops and implements new and innovative ways to market the company’s apartments to potential Residents.
  • Keeps Owner and Management informed of issues or occurrences at apartment community.
  • Performs special projects as necessary.
  • Prepares Monthly or Weekly Leasing reports.

EDUCATION AND EXPERIENCE REQUIREMENTS:

  • College degree or equivalent of three (3) years’ work experience.
  • NJ Real Estate license is desirable but not a must.
  • Strong public relations, people and interpersonal skills are a must. Excellent communication skills, both written and verbal are essential.
  • Prior Experience in a Leasing Professional position is strongly preferred but not required.
