LEASING COORDINATOR- Pittsburg, KS

SUMMARY OF JOB:

Pro X is a growing and innovative property management company that needs a strong Leasing Coordinator to take ownership of managing the occupancy of our Kansas portfolio. The Leasing Coordinator will have both a day-to-day and ongoing impact on leasing and retention efforts in a regional office. The candidate should understand not only current leasing trends in the market but be proactive at nurturing leads, facilitating new tenant applications and generating new leases, renewal leases, scheduling and overseeing all move-in and move-out orientations, including repairs and cleaning. The Leasing Coordinator must be organized and the position has a project management component. This position requires in-field and office duties. Position includes a monthly bonus program as well for meeting standard operating metrics.

Must be able to work autonomously and have a demonstrated ability to adapt and flourish in a rapid growth environment. Leasing Coordinator must be organized and able to keep a structured schedule on a day to day bases. Our Leasing Coordinators are the face of Pro X and must be leaders who communicate effectively with prospective tenants, vendors, and staff with ease. The Leasing Coordinator should be enthusiastic about helping people find their next home to rent. Must be able to provide excellent customer service. Pro X has built a 3rd party property management system that is revolutionizing our industry by leaning into detailed processes, technology and automation- challenging an industry that is noticeably outdated. We are in the build stage of developing our own proprietary property management software platform and will be ready to launch this innovation in our corporate locations. We currently operate 3 corporate locations of Pro X Property Management in Pittsburg, KS, Joplin, MO and Bentonville, AR.

Responsibilities Include

  • Marketing of Homes- Aggregated Sites plus Facebook Marketplace.
  • Pro-Active Leads and Inquiries follow-up, including prospective Tenant Self-Showings.
  • Manage Applications and Screening Process.
  • Pre-Leasing Coordination.
  • Coordinate Lease and Addendum Document Process. Manage Property
  • Keys and other Company Assets through appropriate digital platforms.
  • Site visits to properties: Mid-Lease Walk-Throughs, CapEx Assessments
  • Move-In & Move-Out Coordination: Videos and Work-Flow Cards
  • Manage Unit Turn Process, including generating Maintenance & Work
  • Orders and overseeing Vendor Work Completion.
  • Owner Communications as needed
  • Market Analysis & Propose Market Rent Assumptions, Recommend Renewals.
  • Direct Onboarding of New Owners in AppFolio.
  • Run errands, including delivering various communications to Residents as needed.
  • Update the various databases regularly and Analyze appropriate Portfolio reports.
  • Experience & Skills Required
  • Demonstrate a general knowledge of home repairs and maintenance
  • Maintain Activity Calendars internal review.
  • Utilize Pro X’s Core Focus and Vision to identify annual individual goals and objectives.
  • Must demonstrate skills in proactively tracking and follow-up of projects in progress.
  • Must be able to work with all levels of staff, including owners, co-workers, tenants, legal counsel, vendors, etc.
  • Must be able to demonstrate effectiveness at gaining cooperation and increased productivity among departments involved in work-flow processes.
  • Must all be available to work extended hours on occasion and may be required to travel in South East Kansas area.
  • Previous sales experience is preferred but not required.

QUALIFICATIONS:

EDUCATION AND/OR EXPERIENCE:

Associate degree (AA) with four to six years related experience; certification from two-year college or technical school with six to eight years of related experience or equivalent combination of education and experience.

Certificates, licenses, registration:
Valid Driver’s License with current, in-effect Auto Insurance

Reliable transportation is a must

SKILL SETS:

Computer Skills:
Proficiency in Microsoft 365 (Word, Excel, PowerPoint, Access, and Outlook) and the Internet. Proficiency in coordinating and updating shared file formats.
Experience in AppFolio or similar SaaS application preferred.

Communication Skills:

Ability to read, write, speak and understand English well. Excellent phone etiquette skills are important. Proofreading and dictation skills a requirement.
Excellent grammatical and spelling skills necessary. Ability to keep matters confidential.

Language Skills

Ability to read and interpret documents such as rules, instructions and procedures. Ability to write reports and business correspondence. Ability to effectively present information and respond to questions from groups of managers, tenants, customers and the general public.

Math Skills:

Ability to add, subtract, multiply and divide all units of measure including
American money and weight. Ability to compute rate, ratio and percentages and calculate figures and amounts such as discounts, interest, commissions and area. Ability to draw and interpret bar graphs.

Reasoning Ability:

Ability to apply common-sense understanding to carry out instructions in written, oral or diagram form.

Ability to solve practical problems and deal with an extensive variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

Ability to define problems, collect data, establish facts and draw valid conclusions.

Ability to organize and plan effectively and ability to think analytically to solve problems and make proper decisions.

Pay: $45,000.00 - $48,000.00 per year
