Primary Responsibilities:
- Inspect vacant units prior to new resident(s) move-in ensuring that the unit meets the company standards/checklist
- Follow up on unresolved resident issues and ensure a quick resolution
- Complete all lease documentation paperwork accurately and in a timely manner
- Respond to potential resident's interest for vacant units in-person and/or via digital platforms
- Respond to telephone and internet inquiries from residents and prospects to schedule virtual, self-guided, and in-person tours
- Show made ready apartment homes (in-person and/or virtual)
- Walk vacant units at least two days prior to move-in and note any service requests that are pending on the unit and notify the Property Manager and Maintenance Technician
- Establish resident's expectations for security deposits, procedures for rent and amenities that will be part of the lease
- Process rental applications, obtain required documents, schedule move-ins and prepare all lease file documents
- Maximize occupancy through sales techniques and customer service
- Assist in community advertising preparation and maintain required online postings
- Keep market surveys of competitor rates up to date monthly and visit competitors, as needed
- Communicate clearly and professionally with residents, prospects, and other team members, both verbally and in writing
- Answer the phone and greet residents and visitors pleasantly and professionally
- Plan & host resident social events
Qualifications
- 1 year of previous Leasing Consultant experience required
- Proficiency in customer service and interpersonal communication skills to effectively interact with residents, associates, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving resident issues
- Competency in MS Office and relevant software such as AppFolio and/or OneSite required
- Enthusiastic, Out-going, and Professional
