Sierra Property Management is looking for an outgoing, energetic and driven Multi Site Leasing Consultant in Macon, GA. This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. The ideal candidate will create a lasting influence on visitors, prospects, and residents through customer service focus to ensure residents feel welcome and comfortable in their community. Essential Duties and Responsibilities
The essential functions include, but are not limited to the following:
Sales
- Meet with future residents to determine their needs and preferences and present the community and specific lofts that meet their needs
- Respond professionally and timely to all phone, email, text, and in-person inquires
- Complete all appropriate follow ups with prospects via phone, lead management software and e-mail to close the sale
- Maintain expert level product knowledge of the community and its competitors
- Effectively communicate the features and benefits of the community
- Review daily the community website, Internet Listing Services (“ILS”) and other marketing sources to ensure the accuracy of all information and update as necessary
- Conduct monthly market surveys and personally shop competitors
- Take necessary steps to improve presentations and follow ups based on shop scores received
- Participate in outreach marketing activities on a regular basis
- Ensure that all marketing signage and collateral is in good condition daily
- Ensure that future residents meet all move-in requirements prior to receiving keys and collect all appropriate signatures, collect and secure all deposits, fees, and move-in funds, collect proof of utility accounts, etc.
- Assist future residents through the application and move-in process
Customer Service
- Maintain the cleanliness and curb appeal of the community on a continual basis
- Maintain working knowledge and comply with all federal, state, local, and Company Fair Housing laws, and rules and regulations concerning loft leasing and management
- Ensure leasing office, common areas, entrance, show trail, model, and vacant lofts meet all Company quality and safety standards.
- Ensure staff always maintains a safe environment for residents and staff including compliance with legal guidelines and Company standards and ensure you are following the Company Safety Guidelines
- Communicate maintenance and upkeep needs to the community maintenance team and Community Manager
- Develop and maintain on-going resident retention programs (including the 120-day renewal program, Calendar of Events, Concierge, etc.) under the direction of the Community Manager
- Listen to resident requests, concerns, and comments with patience and empathy
- Always maintain a professional appearance and proactive and positive customer service demeanor
Administrative
- Assist in generating, preparing, and distributing all Company or community-issued notices as required
- Maintain a clean and organized work environment at all times
- Perform daily opening and closing activities for leasing office and show lofts
- Answer all incoming phone calls and handle accordingly
- Prepare and maintain up-to-date resident and community files in property management software in accordance with applicable laws and Company policy
- Prepare all leases in property management software
- Complete lease packets and files for each resident including the lease, all addendums and other proper documentations
- Walk loft with resident and check lease card and keys
- Coordinate all resident move-ins and move-outs
- Distribute and follow up on renewal notices
- Handle or assist in the receiving, entering, recording, preparing, and following up on work orders.
- Enter service request/work order at the resident request
- Assist in planning, coordinating, and participating in resident retention functions, including set up and clean up
- Maintain thorough knowledge and implement Company policy
- Other duties as assigned
Knowledge, Skills and Abilities:
- Above average telephone and communication skills including the ability to read, write and comprehend the English language at a fluent and professional level
- Strong analytical and problem-solving skills
- Attention to detail and exceptional follow through
- Ability to multi-task in a fast-paced, ever-changing environment
- Ability to walk the community (both indoor and outdoor areas) extensively several times each day
- Proficiency with standard office equipment including computers, iPads and tablets, MSOffice suite (Excel, Word, Outlook), calculators, fax machines, and electronic check scanners
- Proficiency in math with skills included but not limited to the ability to calculate pro-rations, bank deposits, time keeping records, etc.
- Must possess and maintain a valid driver’s license and adequate car insurance
- Must have reliable transportation to conduct market surveys, make bank deposits, attend training/meetings, visit area business/deliver marketing materials, procure supplies for community functions, etc.
- Must always maintain a professional appearance and demeanor
- OneSite/RealPage experience preferred
Education and Experience
- High school diploma level of education or above
- 1+ years of apartment complex management experience preferred
