Land Acquisition Mgr-Birmingham

Position Summary:

The Land Acquisition Manager is responsible for identifying new Land Acquisition opportunities that align with the land strategy and business plan goals of the division.

What You’ll Do:

1. Identify Land Acquisition opportunities through networking and research.
2. Prepare Letters of Intent (LOI) for potential land opportunities.
3. Evaluate the potential financial feasibility of a project; collaborate with land development, strategic marketing, finance, and sales.
4. Negotiate terms and conditions for purchase and sale agreements, work closely with the in-house real estate legal team.
5. Create land package submittal for internal review and funding approval. Package to include market summary, competitive analysis, and financial projections.
6. Participate in the due diligence on Land Acquisition opportunities.
7. Assist in entitlement process; attend meetings with governmental officials, land owners, and engineers.
8. Review survey and title issues with acquisition team and lead resolution.
9. Negotiate and prepare amendments to existing land contracts as necessary.
10. Cultivate and grow network of land owners, brokers, municipalities, homebuilder and lot seller.

Qualifications:

Education:

Experience:

• 3+ years’ relevant experience in real estate development, construction, architecture, or engineering
• 3+ years’ in residential Land Acquisition

Other:

• Proficiency with Microsoft Office Suite, Google Earth and GIS mapping applications
• Strong verbal and written communication skills
