Our client is a premier builder in the Tampa Area and is looking for an experience Land Acquisition Manager to join their team.
Job Details:
We are seeking a dynamic and experienced Land Acquisition Manager to join our client's team. This role is integral to their company's growth and success in the residential home builder industry. The ideal candidate will be responsible for identifying and acquiring profitable locations, negotiating purchase agreements, managing the contract process, and conducting comprehensive site analysis. This role demands a strategic approach towards Land Acquisition, a keen eye for potential opportunities, and a deep understanding of financial analysis related to residential home building.
Responsibilities:
1. Identify and evaluate potential Land Acquisition opportunities through a variety of channels including networking, brokers, and direct relationships with landowners.
2. Conduct comprehensive site analysis to determine the feasibility of potential Land Acquisitions.
3. Perform detailed financial analysis to support Land Acquisition decisions, including profitability forecasts, market trends, and risk analysis.
4. Manage and negotiate Land Acquisition contracts, ensuring alignment with company objectives and compliance with legal and regulatory requirements.
5. Collaborate with internal teams such as construction, finance, and legal to ensure smooth transition from Land Acquisition to project initiation.
6. Maintain up-to-date knowledge of local real estate market conditions, competitor activity, and industry trends to inform strategic decision making.
7. Establish and maintain strong relationships with landowners, local authorities, and industry professionals to facilitate Land Acquisition opportunities.
8. Manage all aspects of the Land Acquisition process, from initial prospecting and negotiation through to closing.
Qualifications:
1. Minimum of 2+ years of experience in Land Acquisition, ideally within the construction or residential home building industry.
2. Bachelor's degree in Business, Real Estate, Finance, or related field.
3. Proven track record of successful Land Acquisition and negotiation.
4. Strong financial analysis skills, with the ability to evaluate profitability and assess market trends.
5. Excellent negotiation and communication skills, with the ability to influence and build relationships at all levels.
6. Detail-oriented with the ability to manage multiple projects and deadlines simultaneously.
7. Knowledge of local real estate market and zoning regulations.
8. Proficient in Microsoft Office Suite, particularly Excel for financial modeling and analysis.
9. Self-motivated with a high level of initiative and the ability to work independently as well as part of a team.
