Janitor And Cleaner

We are looking for an experienced Janitor or Custodian to carry out the daily cleaning duties inside of several office buildings after normal business hours. The goal is to keep the buildings in a clean and well-kept condition.

Responsibilities

• Clean designated building areas (dusting, wiping, vacuuming, mopping, trash removal, restroom cleaning, etc.)
• Restock restrooms and kitchen areas in designated areas
• Carry out heavy cleaning tasks upon request
• Notify management of occurring deficiencies or any needs for repair
• Stock and maintain supply rooms
• Notify management when supplies need reordered
• Keep janitor's closet neat and orderly
• Follow all federal, state and local health and safety regulations

Skills/Experience

• 2 Years of proven working experience as a janitor or custodian. Note: please list past jobs with contact information for the jobs - work experience will be verified
• Knowledge of cleaning chemicals and proper application procedures
• Knowledge of cleaning equipment, their proper uses and typical supplies
• Knowledge of basic vacuum maintenance (cleaning/washing filters or replacing bags)
• Familiarity with Material Safety Data Sheets
• Integrity and the ability to work independently is a must
• High school degree or equivalent
• Certifications or training certificates are a plus, but not required

Requirements

• Ability to lift up to 40 lbs.
• Ability to walk up and down stairs while carrying and using cleaning equipment such as vacuums or wet mops
• Ability to lift arms above head for prolonged periods
• Ability to operate and ride in a normal elevator
• Ability to bend, stoop, kneel and reach comfortably
• Attention to detail
• Clean criminal background in respect to theft, burglary and convictions of that nature
• Ability to read, write and speak English effectively

This position requires a great deal of autonomy. You will be expected to work mostly on your own, with little to no other persons in the building. We are looking for someone who is dependable, reliable, honest and friendly. You will be expected to work completely without direct supervision and complete your tasks in a satisfactory manner, daily.

On Mondays, the start time is 4:00 PM. All other weekdays, the start time is flexible. You may begin work at any time after 4:30 PM on Tuesday through Friday evenings, as long as your duties are satisfactorily completed by 11:00 PM or sufficient notice is given to your manager of the need for later access to the buildings. Friday evening's cleaning can be performed any time, day or night, over the weekend, as long as it is completed before Sunday at 10:00 PM.

Compensation is based on experience and will be incrementally increased based on performance and tenure. The approximate number of hours to be worked vary between 3 and 4 hours per night, and are based on your experience and the specific duties on the given night. Because of this fluctuation, the compensation is salary-based and will be paid weekly after completion of the week.

This position is only for an Independent Contractor. We will not withhold any taxes from your pay. You will receive a 1099 annually and it will be your responsibility to pay any taxes that may be applicable to you.

We will supply all of the equipment and cleaning supplies needed to perform your duties. There will be no out-of-pocket expenses required of you in order to complete the cleaning tasks.
