Janitor/Housekeeper: This position is responsible for the property's cleanliness and performing all custodial and housekeeping duties as directed by the Maintenance Supervisor or Property Manager.

Essential Duties:
- Responsible for the daily repair and upkeep of the property.
- Responsible to maintain the grounds (trash removal, light landscaping when needed) on daily basis.
- Responsible to clean around dumpster and/or trash compactor areas.
- Responsible to assist with trash-out or set-out of apartments when necessary.
- Responsible for keeping trash chute areas clean and odor free.
- Clean the office, community rooms, restrooms and other common areas on a daily and/or weekly basis.
- Clean and maintain models and/or target units daily.
- Clean all vacant apartments as directed.
- Stalk common areas with supplies.
- Assist with vacant unit make ready efforts as directed.
- Take out trash from office and common areas daily
- Keep all vacancies fresh and odorless.
- Clean and maintain all laundry facilities daily.
- Inform supervisor of supply needs on a weekly basis.
- Responsible to rearranging furniture at pool, picnic and grilling areas as needed.
- Responsible to clean bark park areas stalk pet waste stations.
- Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
- Responsible for thorough knowledge of management company policies and property policies.
- Responsible to be available to work on an on-call basis.
- Comply with all EPA requirements for Lead, Asbestos, Freon, Radon, Etc.
- Ensure that all activities are conducted in compliance with local, state and federal OSHA regulations
- Respond to snow and ice events on any day at any hour
- Vacant utility expense control
- Other duties as may be necessary to achieve the owner’s goals and objectives
Requirements:
- High school diploma or equivalent combination of education, training or experience
- 1 year in facilities maintenance
- Highly motivated and detail oriented
- Basic computer skills necessary to navigate the various system used by M2
- Ability to lift 50 pounds
- Use of the proper safety equipment; gloves, goggles, back belts and proper foot wear required
- Constant need (75% to 100% of the time) to be on feet.
- Constant need (75% to 100% of the time) to perform the following physical activities: Bend/Stoop/Squat/Kneel Perform routine cleaning; pick up debris Climb Stairs Routine cleaning duties require access to all levels of the building(s)
- Read cautionary labels; respond to written and verbal instructions from employees.
- Ability to climb and use ladders
- Valid driver's license and reliable transportation
- Ability to use snow blowers, shovels and rakes
- Ability to respond 24-hours a day to emergency situations and work weekends and holidays if needed
- Ability to read and comprehend the English language
- Ability to communicate effectively both verbally and in writing
