Jonathan Rose Companies launched one of the first impact-focused real estate private equity investment funds in 2005. Over the course of seven funds and $1.1 billion of equity capital commitments, we have preserved federally subsidized and rent-restricted properties at risk of losing their affordability and created innovative, mixed-income rent affordability programs at properties that were previously unrestricted.

We are known for our regulatory expertise and track record for closing on complex asset and portfolio-level acquisitions. As a sponsor, we have market-leading access to the debt capital markets, as well as to low-cost, subordinated, second-lien debt from state and local housing finance agencies interested in preserving and expanding access to affordable housing. In addition, we regularly research and obtain grants and incentives to enhance our Investments and deepen our impact.

Each property will be transformed through our proprietary Impact Management System that ensures that our business plans comply with our internal “Communities of Opportunity” social impact standards, with our climate mitigation and decarbonization goals, and with the financial parameters of our funds.

Our Investment Management group is made up of experienced, committed, inter-disciplinary teams in Acquisitions, Asset Management, Impact, Portfolio Management, Fund Accounting, and Investor Relations. Together, we strive to co-create innovative solutions to deliver social and environmental impact as well as competitive, risk-adjusted market returns in our asset class.

Jonathan Rose Companies is currently offering a paid internship in our Investments Team based in New York. Summer interns will gain exposure to a wide variety of affordable housing transactions.

This is a full-time, in-office position with a pay rate of $35/hr.

Responsibilities:

  • Contacting brokers to source new acquisition opportunities
  • Utilizing proprietary data sources to conduct market research
  • Analyzing new investment opportunities through the development of financial models
  • Arranging project financing and completing applications for public incentives
  • Preparing investment committee memos and other presentation materials
  • Participating in investment meetings
  • Reviewing and negotiating legal documents
  • Coordinating & evaluating third-party due diligence

Requirements:

  • Ideal candidate should currently be enrolled in a Master’s Degree program with a focus on Business Administration, Construction Management Services, Finance, Real Estate, Real Estate Development.
  • Bachelor’s Degree or better.
  • Education or experience in the disciplines of Investments and/or real estate is required and may include one or more of the following: real estate investing, private equity, investment banking, economic development and public finance, real estate development, real estate portfolio management, real estate economics, design and construction management, or sustainable community development.
  • Experience from top-tier consulting or investment firms will also be considered.
  • Strong organizational, analytical, verbal, and written communication skills required.
  • Demonstrate strong leadership and entrepreneurial skills.
  • Ability to work in fast-paced, team-oriented environment.
  • Excellent ability in quantitative analysis with a premium placed on real estate financial modeling.
  • Advanced skills in standard computer software programs, including Microsoft Excel, Word, PowerPoint, and Project.
  • Demonstrated interest in ESG/impact investing required.
  • Knowledge and exposure to Low Income Housing Tax Credits (LIHTC) and/or HUD programs is preferred.
  • Knowledge and exposure to Affordable Housing Programs (e.g., Low Income Housing Tax Credits, HUD Section 8, etc.) a plus.
  • Advanced Presentation, Reporting, Quantitative Analysis, Gathering Data, Financial Modeling and Detail Oriented skills required.
  • Ability to make an impact to contribute to the success of a project or the organization.
