OVERVIEW
Spectra, an Indianapolis-based real estate development firm, is seeking a strategic, detail-oriented Investment Analyst to join our team. We are a fast-paced, growing company focused on development, investment, and management of student and essential living communities across the U.S. The Investment Analyst will be responsible for underwriting and performing detailed analyses of portfolio performance and new opportunities. This role is responsible for preparing opportunity materials and reporting packages for new and existing capital partners. The analyst will be responsible for assembling and presenting high-quality, robust financial models to senior management. The ideal candidate is someone who works with a level of urgency, respects deadlines, and embraces the opportunity to provide insight to other teams and disciplines within the firm. Attention to detail is vital and expected in this position. This role requires a person with high energy and a positive attitude.

JOB RESPONSIBILITIES
- Create financial models to evaluate potential new development or investment opportunities. Models include project- and portfolio-level performance and structured finance.
- Create financial models to evaluate property investment exit strategies with operating costs/revenue and income streams.
- Update financial models with actual data to evaluate current investments.
- Assist with the preparation of applications for financing.
- Perform market research to determine a project’s economics and verify assumptions used in models.
- Identify economic/general issues with potential economic impact analyses.
- Assist with acquisition due diligence.
- Assist with coordination of physical due diligence of potential acquisitions, including review of contracts, preparing the budgets, and gathering the consultants.
- Perform rental rate analyses.
- Support principals with financial models and analyses and perform special projects.
- Summarize and present findings and recommendations succinctly.
- Prepare development feasibility studies, including project schedules, detailed market analyses, creation of written project documents, production of proformas, and analyzing sites for potential development opportunities. Review the principal’s work for accuracy and completeness.
- Perform other duties as assigned.
REQUIRED EDUCATION, EXPERIENCE, AND SKILLS
- Bachelor’s degree in finance, real estate, or a related field is required; master’s degree is preferred.
- 3-5 years of experience in real estate finance is required.
- Ability to use Microsoft Office and Adobe PDF software efficiently; advanced skills in Microsoft Excel are required.
- Strong quantitative reasoning, organization, and analysis skills are required.
- Excellent written and verbal communication skills are required.
- Ability to function well in a cross-disciplinary team is required.
- Ability to multi-task, prioritize, and work in a fast-paced environment is required.
Job Type: Full-time
Pay: $90,000.00 per year
