PURPOSE:

To assist the Interior Maintenance Manager, coordinate the building maintenance department duties, including the supervision of interior maintenance personnel, utilizing a preventative and ongoing maintenance program, and work with outside contractors through communication with the Facilities Project Coordinator.

ESSENTIAL JOB FUNCTIONS:
1. Assist Interior Maintenance Manager in supervision of interior maintenance staff and ensure the departments duties and responsibilities are completed in a satisfactory and timely manner.
2. Create purchase orders using Spend Map, complete check requests, coordinate with Accounting, daily monitoring of the 360 system, and assist Interior Maintenance with Paycom as needed. Complete all paperwork as assigned.
3. Assist Interior Maintenance Manager develop annual capital and expense budgets for department use.
4. Oversees and monitors interior maintenance department projects/responsibilities.
5. Report any departmental problem/concerns to the Interior Maintenance Manager for guidance and direction.
6. To be aware of all safety activities in your workplace and immediately report all accidents and safety hazards to your manager/supervisor.
7. Perform the duties of an Interior Maintenance staff on the buildings assigned, the CILAs as directed, and the on-call needs of any LCF facility.
8. Coordinate scheduling of all work orders and projects.
9. Responsible to ensure that all contractors sign and follow Little City Foundations contracts, guidelines, and proper requirements. Ensure that contractors have the proper insurance prior to beginning the job.
10. Maintenance of buildings including, but not limited to, plumbing, carpentry, electrical, repairs, lock repair, appliance repair, replacement of broken glass and screens.
11. Completion of monthly building inspections and reports for assigned buildings.
12. Required to be on call on days/weeks assigned, including weekends. Be backup on call for maintenance manager in his absence.
13. Provide input into hiring decisions, assist with training of new employees.
14. Knowledge of all emergency guidelines as noted in Disaster Plan Manual.
15. Follows the rules and regulations of governing boards as provided by the Agency.
16. Successfully completes Little City Foundation required training, re-training, and any additional training as required by Little City Foundation policies and practices, or as assigned by his or her immediate supervisor.
17. Inform Facilities Project Coordinator of potential projects for Facilities & building Specialist.
18. Responsible to be an on-call status for any emergency maintenance problems for home/department managers and supervisors.
19. Act as a liaison between various contractors/vendors and the Director of Facilities and the Facilities Project Coordinator and assist them in monitoring all contracted work.
20. Responsible for maintaining clean and safe work conditions in the interior maintenance building.
21. Any other duties as assigned by the Interior Maintenance Manager and/or the Director of Facilities.


QUALIFICATIONS:
A High School diploma or GED preferred. Minimum 2 years college or technical degree preferred. Must have a valid Illinois drivers license and proof of automobile insurance.
5-10 years of related maintenance experience, required. Knowledge of electrical and gas operated equipment. Basic knowledge of maintenance repairs and various equipment. Knowledge of operating and maintaining various power tools and equipment. Knowledge of shop tools and their use. Preferred: experience in supervisory role(s).

PHYSICAL REQUIREMENTS OF POSITION:
While performing the duties of this job, the employee is required to frequently walk, stand, stoop, kneel, crouch or crawl, push, pull, lift, grasp, and feel. The employee frequently is required to use manual and finger dexterity and hand-eye coordination when handling equipment and power tools. Requires corrected vision and hearing within normal range. The employee is occasionally exposed to wet and/or humid conditions, moving mechanical parts, high and/or precarious places, fumes, or airborne particles, taxic or caustic chemicals, outside weather conditions, extreme cold, extreme heat, risk of electrical shock. The employee must continually lift, support, and/or move 60 or more pounds of weight, and frequently lift, support, and/or move up to 50 pounds in difficult work positions of weight. The noise level is normal to loud. No occupational exposure to blood, communicable diseases, or other potentially infectious substances (Category I).
