Second Avenue is seeking an In-House Leasing Agent, for our Miami, FL Contact Center.

POSITION OVERVIEW:

The In-House Leasing Agent is responsible for supporting Second Avenue’s Market Portfolio Managers’ leasing activities throughout the US by vetting incoming leads through timely contact via phone, email, and SMS texting. Leasing Agents introduce prospects to Second Avenue and assist with prequalifying prospects, getting basic information about our prospects and their housing needs, including rental budget, size of home and area. Additional activities with the leads include vetting and grading leads by priority relative to desired move-in dates and reviewing available inventory on a preliminary basis prior to referring leads to our market Portfolio Managers.

The In-House Leasing Agent will assist in nurturing and conducting follow-ups on leads that are pending referral to markets due to their lower prioritization due to further out move-in dates, making certain that they followed up on a consistent and professional manner, and that any pertinent updates such as change in desired area or move-in timeline is updated and acted upon as necessary.

Our extensive marketing efforts generate a large volume of daily leads and through these coordination efforts we seek to make initial contact with our prospects within 24 hours or less.

ESSENTIAL JOB REQUIREMENTS:

  • Pursue and follow-up on leads daily, documenting all activity consistently within system.
  • Assist in prequalifying leads prior to referral to markets, answering preliminary questions and referring more complex questions, as appropriate, to the Market Portfolio Managers.
  • Communicate with Prospects, through a multi-touch process of calls, emails, SMS text and other forms of communication to cultivate qualified leads and to establish lead prioritization based on upcoming move-in dates and available inventory.
  • Assist prospects with remotes tours and any access issues as appropriate and escalating to Market Portfolio Managers.
  • Coordinate with Market Portfolio Managers on application questions/ issues presented by prospects, making certain that these questions are resolved quickly.
  • Convey enthusiasm when working with our Prospects and navigate the processing of leasing their new home.
  • Manage and document your pipeline using our advanced CRM, conducting appropriate follow-up on a consistent basis.
  • Build relationships with clients through our proprietary lead capture and distribution system
  • Work hand in hand with our Market Portfolio Managers in the leasing process, making certain to refer/defer as appropriate issues/matters that should be managed or addressed by licensed resources (Market Portfolio Manager) in those specific markets.
  • Able to consistently and closely follow guidelines and rules as it applies to licensing and what can be discussed by those not holding licenses in areas where the Leasing Lead Coordinator is supporting leasing activities.

QUALIFICATIONS AND SKILLS:

  • ACTIVE REAL ESTATE LICENSE PREFERRED.
  • Professional attitude with the ability to work in a team environment.
  • Schedule flexibility, including evenings and weekends as needed/scheduled.
  • Sense of urgency.
  • Customer Service focused (Mandatory).
  • Inside leasing/sales coordination experience in a Contact Center.
  • Must have excellent interpersonal communication skills.
  • Ability to learn and navigate various technology needed.
  • Openness to working evenings and weekends.

JOB TYPE AND COMPENSATION:

  • Full-time, Salaried Non-Exempt
  • Leasing Commissions
