Title: HVAC Project Manager / Estimator

Salary: 120k 150k
As the HVAC Project Manager / Estimator you will be the leader of the Commercial HVAC Construction Division and responsible for sourcing and managing HVAC projects from $50,000 to $5,000,000. Projects will range from new construction, remodels, and equipment upgrades across various end markets. You will also be responsible for establishing and maintaining relationships with general contractors and end users in and around the Chicagoland area.
You are expected to have experience in HVAC design, estimation, project management, and customer service skills along with a 10+ year record of results . The ideal candidate would also have prior construction experience in commercial design-build and plan/specification projects. We provide exceptional support for our HVAC Project Manager / Estimator but expect them to be the leader and driver of project sourcing and execution. You must be accountable, self-motivated, and capable of creating the outcomes you want to achieve.
Responsibilities

• Divisional Leader Responsibilities
  • Assist in developing and execution of the Commercial HVAC Construction strategy
  • Manage a team of 4-5 employees
  • Full P/L responsibilities, risk management, and capacity planning and scheduling for the Commercial HVAC Construction Division
  • Provide KPI's and reporting to senior management team
  • Cultivate, maintain, and grow relationships with vendors and customers

• Project Management
  • General project management throughout the entire project lifecycle, including: team coordination communication, execution, and turnover to HVAC Commercial Service
  • Have the ability to offer value engineering options to customers by identifying early possible cost saving opportunities and/or risk items that may impact the project
  • Understanding of the buyout negotiations and differences between budget, street quote, discounted and buy
  • Review and understand project schedules including master schedule, two-week look ahead, etc.
  • Manage submittal logs and RFI processes including change orders, submittals and addendums; responsible for all project communication relating to RFI's, change orders, close out process and documents, submittals and addendums
  • Understand and develop schedule of values, forecasting and billing cycles with consideration of the project being cash flow positive
  • Track project financial status to ensure all costs are charged to proper accounts and prepare monthly Cost to Complete reports for Work-In-Progress updates
  • Understand accounting functions including, but not limited to: ability to understand and issue purchase orders, cost codes and different job types, including whether a project is taxable vs non-taxable

• Estimating
  • Prepare and/or review take offs, detailed cost estimates, and budget proposals for all time and cost components of a project by studying proposals, blueprints, written specifications and related documents
  • Conduct site visits and attend pre-bid meetings to understand the project scope
  • Develop RFP deliverables for a complete bid package including safety plans, execution plans, quality plans, environmental plans, and other plans as required by the customer

Experience and Qualifications

• Bachelor's degree Mechanical Engineering, Building Construction Management, Mechanical Engineering Technology or related major is required
• 10+ years' experience in Commercial HVAC estimating
• Proficiency in all Microsoft Office Suite (Word, Excel, Outlook, Project, and PowerPoint)
• Strong leadership ability
• Knowledge of bidding software; must have experience overseeing/managing an estimating group of HVAC Project Manager / Estimator or more
• Ability to develop budgets and time lines
• Excellent written and verbal communication skills
• Ability to negotiate effectively
