Job description

1. Prepare, maintain, and update financial and other records, including rent-roll, collections of rent and other charges for Tax Credit and Multi-family accounts.

2. Monitors collection of rent and takes action to minimize delinquent accounts.

3 Process requests for rent adjustments in accordance with established procedures, including obtaining verifications, entering information into computer, for Tax Credit residents, etc.

4. Monitor late charges generated in the computer program.

5. Conduct annual re-examinations and enter data into computer system for Tax Credit residents.

6. Assists in maintaining client files including income verifications, landlord information and other subjects relating to clients’ rent.

7. Follow-up delinquent accounts and pursue collections in accordance with established Tax Credit compliance procedures.

8. Maintain required occupancy level by leasing property in a timely manner, making appropriate adjustments, addressing resident concerns in a professional manner, enforcing property rules, policies, procedures, regulations, lease requirements, and maintaining associated records.

9. Assist with leasing units by reviewing and signing lease, collecting deposits, etc. in compliance with Tax Credit requirements.

10. Assist in coordinating vacancy preparation in order to minimize time units are vacant.

11. Generate work orders in response to requests for repairs from residents as needed to the maintenance clerk.

12. Conduct property inspections, including move-in, move-out, housekeeping, and grounds in order to assure adherence to established standards.

13. Maintain records of the status of assigned units, e.g. filled, vacant, anticipated vacancy, etc.

14. Assist residents with special problems and promote amicable tenant relations.

15. Counsel resident who are not complying with the terms of the lease, and concerning delinquent payments.

16. Refer residents with special problems, such as economic, social, legal, health, etc. to groups or agencies that provide assistance, or to resident initiatives coordinator, as appropriate.

17. Assist in planning resident meetings and activities in accordance to Tax Credit compliance and other multi-family activities.

18. Resolve conflict and complaints among residents, if possible, in order to avoid grievances.

19. Assist with eviction process, and prepare related documentation to support

recommendation.

20. Assist Manager in whatever other capacity as need to assure all programs run correctly.

21. Assists in issuing, receiving and processing applications, interviewing applicants, processing verification documents, calculating rent and utility allowances and maintaining application files and waiting lists.

22. Assists in updating the waiting list in accordance with established guidelines.

23. Assists in coordinating with housing inspector for move-in, move-out and annual housing inspections.

24. Assists in maintaining personal contacts with prospective landlords, individuals, and realtors to assure an adequate supply of quality Section 8 housing. Also updating landlords on rules and regulations.

25. Attends training sessions offered by HUD, AAHRA, and other agencies.

Job Type: Full-time
