Support the Global Real Estate (GRE) Engineering & Operations teams as subject matter expert (SME) resource on all aspects of MEP focused activity in owned and/or leased locations including Playbook/Standard development, Project Activity, Remedial efforts, and Sustainability initiatives for the Global Real Estate portfolio. Role will require development of a program for delivering fit or purpose infrastructure considering Business Function, Climate Risk, and all other relevant initiatives.
Job responsibilities:
- Serve as embedded engineering subject matter expert (SME) to support all initiatives and inquiries from GRE specific to Infrastructure Resiliency for Business Function and Climate Risk Strategy
- Provide regional strategic planning and coordination of all major MEP systems retrofits and upgrades
- Responsible for selection of MEP contractors, negotiations, contracting, contract supervision and administration, start-up and commissioning of all systems and retrofits and upgrades be it capital or major R&M items.
- Provide support to Construction Management in matters covering mechanical installations, in construction areas where size and complexity require MEP project management.
- Serve as Mechanical SME developing engineering strategies to support the following
- Asset Management & Preventive Maintenance programs
- Inspections and code compliance
- Commissioning program and remedial testing procedures
- Environmental issues, i.e., refrigerant replacement programs, asbestos removal
- Chiller Performance Analysis and/or modifications to enhance operations and reduce energy costs
- Ongoing Retro-Commissioning of all buildings mechanical systems to develop Capital Planning
Required qualifications, capabilities, and skills:
- Five years Mechanical Engineering and/or Commissioning related experience
- Bachelor of Science (Mechanical Engineering or related field)
- Demonstrated understanding and successful application of general construction terminology and processes
- Read and interpret construction related manuals, research/instructional reports, safety rules, and methods and procedures in mechanical drawing and layout work.
- Read and interpret detailed construction drawings and specifications and communicate findings with team
- Negotiate and interpret the intent of contract documents and mediate disputes as needed
- Analyze and interpret various types of data in order to draw conclusions and solve problems
- Interact with employees, visitors and contractors with poise and diplomacy
- Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar,
diction and style - Speak before an audience with confidence, using appropriate communication skills/style
- Demonstrate strong initiative
- Establish and maintain a cooperative working atmosphere among staff and contractors
- Perform numerical and financial calculations including calculating surfaces, volumes, weights and measures
- Demonstrate proficiency in Microsoft Office software
- Work indoors approximately 85% of the time and outdoors 15% of the time
- Ability to climb up and down stairs, ride temporary construction hoists, access restrictive openings and perform
punch lists and emergency procedures. - Ability to lift up to 25lbs
- Ability to transfer locations and work overtime as business needs deem appropriate.
- Though occurrences are rare, be accessible 24 hours a day in case of an emergency
