Job description

Responsibilities:
The Property Manager is responsible for leading all phases of operation of Hunters Point South which comprises two buildings made up of 916 residential apartments. Role is direct supervision and development of the onsite management team, financial performance to budget and accountability for the sales, resident relations and maintenance functions. This position ensures that Company standards are maintained across Related Rentals. The position provides inspirational leadership, successfully promotes Company values, and creates an environment of exceptional customer service for residents, prospects, and vendors.

Building Information:
Designed by SHoP Architects and Ismael Leyva Architects, the first phase of Hunter’s Point South features a comprehensive amenity package with fitness centers, outdoor terraces, children’s play rooms, a dog amenity, bike rooms, tech centers and a community garden. In 2016, Related received LEED Gold certification for Hunter’s Point South Commons and LEED Silver for Crossing.This JV comprises two buildings, one with 37 stories and 619 units and another with 32 stories and 306, for a total of 925 apartments on the waterfront in Long Island City next to 11 acres of new waterfront parks. Core Responsibilities:
  • Managing the overall day-to-day operations of the primary site as well as the oversight of regional sites
  • Supervising building managers and staff
  • Supervising day-to-day maintenance operations (safety, preventive maintenance, unit turnover)
  • Ensuring compliance with regulatory agency building codes
  • Managing relationships and addressing any issues that may arise with outside vendors, architects, engineers, industry professionals, tenants and internal colleagues
  • Working with the staff to ensure all vacant units are up to code and ready for lease-ups and move-ins. Supervising/coordinating move ins and move outs
  • Coordinating maintenance projects needed to bring or keep property up to code
  • Conducting annual unit inspections to ensure compliance with program requirements
  • Conducting visual inspections for properties in the portfolio
  • Conducting arrears collection
  • Managing the annual certification/recertification process (ensure on-time collection and completion of documents)
  • Preparing and reviewing section 8 packages

Compensation:
$130,000 - $150,000/yr + Discretionary Bonus

Qualifications:
  • Bachelor’s degree from four-year College or University; or equivalent combination of education and experience
  • Five years of knowledge of property management compliance practice and procedures related to Class A properties and/or hospitality experience
  • Five or more years of experience with Luxury Rentals and/or Affordable Housing is preferred
  • Experience in budget preparation and financial reporting, with a strong understanding of building operational systems, leasing and marketing
  • Minimum of five (5) years’ experience managing a team of people
  • Ability to analyze data/reports to develop solutions to sustain high standards of customer service, optimal revenue generation and effective expense management as demonstrated by business results in previous position
  • Ability to successfully resolve resident issues as demonstrated by work experience
  • Ability to negotiate and manage contracts with 3rd party service providers as demonstrated by previous work experience
  • Position will require some overtime including possible evenings and weekends during lease up. Hours will be mostly set but there is a reasonable expectation of flexibility of schedule
