Garage Maintenance

Under general supervision of the Operations Supervisor and following established procedures, performs a variety of tasks to maintain the appearance, safety, cleanliness, operability and orderliness of the Parking Department facilities.
PRINCIPAL DUTIES AND RESPONSIBILITIES: In order of importance, list essential areas of responsibility, major job duties, special projects and key objectives for this position. - Operates, cleans and performs simple operator maintenance on all department vehicles, power washers, compressors, striping machines, mechanical sweepers, ticket dispensers, gate arms and mechanisms.
- Performs regular engine/pump oil changes and maintenance repairs to department vehicles, pressure washer machines and line stripping machines; check fluids; tire gauge levels; change out vehicle light bulbs to make sure everything is in working order.
- Uses power tools to hang or remove signage, emplace protective barriers, and delineate restrictive areas.
- Power cleans, strips old paint, paints stairwells, curbs, posts, walls, floors and parking spaces in the garage and lots; cleans, repaints and maintains handicapped spaces in the garage.
- Reports facility repair needs to the Operations Supervisor/designated person as necessary.
- Replace light bulbs and fixtures throughout the Parking Department facilities.
- Dry dusts, damp dusts, washes and or polishes fixed furniture and equipment items such as tables, desks and file cabinets, horizontal and vertical surfaces such as walls, doors and partitions, as well as ledges, pipes, corners and other hard to reach surfaces using step stools or ladders as necessary.
- Cleans and polishes mirrors, stainless steel, brass and other decorative materials as necessary.
- Vacuums carpets, rugs and weather mats using a standard vacuum cleaner. Remove spots as necessary.
- Sanitizes and disinfects sinks, toilets, and other restroom fixtures and accessories.
- Refill all dispensers in the restrooms as well as other garage areas where applicable.
- Move all furniture and equipment before cleaning and rearrange it in an orderly fashion after cleaning.
- Transport boxes, files, equipment to storage areas.
- Clean all garages and lots of trash, empties and disposes of full waste receptacles in proper locations according to procedures. This includes all elevator and vestibule areas. Reline receptacles with clean bags.
- Uses and monitors radios on both police and parking frequencies. Uses radio to coordinate Police, Ambassadors and Parking Department responses.
- Provides emergency services to garages and lots: uses fire extinguishers to contain, or extinguish car fires; contains and cleans hazardous material such as leaking gasoline and antifreeze; provides crowd and traffic control; assists Police & Security in searching for suspects and vehicles.
- Provides assistance to customers in the garages and lots; jump starts automobiles, inflates flat tires; drives customers through garages and lots for lost vehicles; provides directions and answers questions about parking policy.
- Maintains cashier work areas. This includes emptying trash as well as cleaning windows inside and out.
- Loads, hauls and unloads 5500lb. sweeper to various lots and garages.
- Spreads calcium chloride and shovels snow during the winter months.
- Assists in disaster response drills and preparation.
- Follow all checklists for daily duties provided by the supervisor.
- Provides assistance to the Nashua Street Lots. When directed: assists with spaces counts; guide employees where to park and document exception transactions from employees to pass along to the Parking Office for review.
- Conducts monthly fire extinguisher inspections to ensure they are fully charged at all garage/lots. Reports uncharged and missing fire extinguishers to Operations Supervisor for replacement.
- Conducts walk-thru of garage/lots for any loose concrete that may need to be chipped away and removed.
- Make small cement patch repairs to areas of garage/lots that could be a tripping hazard.
- When directed assist in: the management of traffic flow into and out of garages, opening and closing of garage/lots and space counts.
- Assists with construction preparation. Laying out cones and barriers to restrict of areas for projects/construction.
- Refuel department vehicles when low on fuel
SKILLS & COMPETENCIES REQUIRED:
- Must be able to speak, read and write English.
- Knowledge of cleaning technique, material, supply and chemical usage, and operation of manual and power equipment
- Knowledge of painting technique, materials, surface preparation, disposal, storage and use of striping machines and powered paint sprayers
- Knowledge of operator maintenance techniques and use of hand and power tools
- Basic knowledge of electricity
- Must be able to clearly communicate by radio
- Ability to stand, walk, push, pull, bend, crouch, lift, reach an stretch throughout the work day
- Push, pull and move items weighing up to 75 pounds (less than 10% of work time)
- May climb and work from ladders
- On feet for up to 4 to 6 hours a day
- On occasion, may be required to work weekends and holidays
- On rear occasions, may be forced to stay past regularly scheduled time per the Operations Supervisor or designated person to assist in emergencies or garage repairs.
EXPERIENCE:
Required: 2-4 years of related experience.
Preferred: Experience with operating power washers, mechanical sweepers, striping machines, etc. and the ability to perform simple maintenance
WORKING CONDITIONS:
- Occasional exposure to one or more hazardous conditions such as low level carbon monoxide, smoke, infectious diseases, needle punctures, mildly toxic chemicals (acids & strong alkaline), biohazard materials, odors, etc.
- Intermittent exposure to extremely unpleasant cleaning tasks
- Exposure to inclement weather
- Unheated and non-air-conditioned work environment
