Qualification
● Outreach, social media and online marketing experience a plus.
● Experience with Resman and ILM and BlueMoon is preferred, but not required.
● Must be able to represent the Guardstone Properties and community professionally through behavior and appearance.
Responsibilities:
● Daily Responsibilities
o Walk your leasing loop, to include grounds, model apartment and available units daily ensure that they are up to Guardstone standards or enter work order (ticket)
o Prepare move-ins packets according to policy
o Walk makereadies and move-ins 2 days before moving in to ensure that they are up to Guardstone standards or enter work order (ticket)
o Prepare move-ins packets according to policy
o Enter work orders as needed
o Follow up on work orders after they close so ensure satisfaction
o Complete the open and close checklist daily.
● Customer Service
o Smile. Answering incoming phone calls and walk-in traffic
o Log all traffic in the Resman
o Scheduling property tours with prospective residents
o Following up with prospective residents within 24 hours until they have made a selection.
o Provide exceptional and consistent customer service to our residents & prospects
o Close, Close, Close, the Lease increase closing ratio to 40%
o 60 day follow up on renewals
o Enter move out notice or send lease renewal
● Marketing
o Help create and organize marketing initiatives that generate excitement and new qualified leads/leases such as including creative online advertising, direct marketing, social media outreach, and resident events, according to property color status
o Increase traffic by 25% monthly.
o Coordinate monthly resident retention function.
o Shop your market competitors and acquired extensive knowledge of the property, the neighborhood, local schools, etc., to assist in leasing
o Prepare Weekly and Monthly Market Surveys and submit evaluation/ recommendation to the District Manager
o Set and achieve Goals consistently
● Compliance
o Follow Fair Housing laws
o Follow OSHA compliance and inform Property Manager of any issues to address
● The Leasing Consultant may be assigned other administrative duties.
