Opportunity

The Financial Analyst, Corporate Real Estate Services & Energy Management will maintain Kohler Co.'s global real estate lease database and utility bill management systems.  Additionally, the role provides analytic support to the Corporate Real Estate Services and Energy Management team to complete projects, collaborate on assignments, and assist as needed.

Specific Responsibilities

Real Estate

• Monitor critical dates of lease portfolio and ensure milestones are properly communicated to internal BU contacts, obtain new and existing lease documentation to ensure responsibilities are satisfied.
• Monitor/approve lease purchase orders, ensure new purchase orders are created by assigned BU contact with correct payment terms, WBS element, and Landlord information.
• Review estoppels and certificate of insurance requests from landlords, ensure documents are approved by Legal and executed by BU to meet required deadlines.
• Work with Accounts Payable, BUs and 3rd party invoice verification staff to remediate any payment issues.
• Work with Procurement to register new Landlords and assist existing Landlords with new information requests.
• Monitor status of monthly lease payments and prepare weekly payment report.
• Work with IT staff to create individualized reports as requested from BUs.
• Work with GIS team to maintain the accuracy of facility viewer system for both owned and leased locations.
• Assist with lease, acquisition, and disposition due diligence, ACT preparation, and documentation/presentations.

Energy

• Utilize utility management software to upload invoices, create reports, identify and mine root causes.
• Review and reconcile monthly sustainability data.
• Generate and distribute monthly budget reports to key stakeholders; providing backup data as requested.
• Manage reconciliation of payments with Accounts Payable and BU contacts.
• Monitor and process energy rebates, refunds, and incentive checks.
• Track and forecast gas, propane and butane indices, provide budget adjustments when justified.
• Participate in continuous energy improvements focused on efficiency of existing usage and new technologies.

Skills/Requirements

• Bachelor of Business Administration in Accounting, Finance, Real Estate or Energy
• 4+ years of corporate experience, with exposure to data management, financial analysis, budgeting, reporting, and accounting administration.
• General knowledge of contracts and real estate leases is a plus.
• Project Management work is a plus.
• Must have strong Excel, Word, Power Point and Outlook skills.  Experience with Power BI is a plus.
• Must have strong communication (verbal and written), analytical, and problem-solving skills.
• Ability to provide efficient, timely, reliable, and courteous service to internal and external customers.

The salary range for this position is $64,600 - $81,350. The specific salary offered to a candidate may be influenced by a variety of factors including the candidate's experience, their education, and the work location. Available benefits include medical, dental, vision & 401k.
