Summary of Position
The Financial Analyst will assist activities related to projects requesting incentives, supporting the proper management and oversight of project pipeline and process from initiation and underwriting, to approval, to ongoing oversight. The Financial Analyst is responsible for understanding the City of Tulsa's and the State of Oklahoma's incentive programs including but not limited to Tax Increment Financing, Downtown Development Redevelopment Fund, Affordable Housing Trust Fund, and others. They must also have knowledge and experience in financial projections, tax analysis, and loan underwriting.
The ideal candidate will understand both market-rate and "affordable" aspects of real estate development, development finance, for-profit and nonprofit finance, and general development aspects such as land acquisition, entitlement, funding sources, and financial structures.
Duties and Responsibilities
The Analyst is responsible for the management and financial analysis of Projects within the organization's pipeline. They are part of the deal team, engage with companies and developers, identify key drivers and project gaps and help structure solutions that ensure a project's success.
- Assist the Director of Incentives with evaluation and project application and approval process with clear communication amongst the deal team and client.
- Responsible for preparation of Loan Review Packet, including writeups, risk rating, spreads and term sheet.
- Work alongside Director and Senior Vice President, Finance & Real Estate to assist in development of incentive program guidelines, consult on potential modifications of current guidelines, etc.
- Responsible for the development and management of oversight and compliance of incentive programs and current contracts, including coordination with clients regarding contract and reporting requirements.
- Develop knowledge of local, state and federal loan programs to maximize coordination with the City of Tulsa and ODOC programs and better serve business borrowers.
- Live in, or able to relocate to Tulsa, OK within a reasonable timeframe.
Desired Qualifications
- A Bachelor's degree in a related field from an accredited institution is required, a Master's degree is preferred.
- Has worked in/ had exposure to real estate finance and housing development - both market-rate and affordable, development finance, for-profits and nonprofits - bringing a depth of experience in loan underwriting, loan structuring, grant programs, etc.
- Minimum of 3 year' experience in one or more of the following fields: credit analysis; real estate development; real estate finance; government incentive programs; project management, and finance.
- Strong organizational skills and the ability to work under pressure and meet deadlines
- Experience with developing and managing systems and processes to manage and oversee workflow
- Ability to proactively anticipate obstacles and create solutions
- Must possess a strong work ethic, thrive in a fast-paced dynamic work environment, and do it all with a positive and proactive mindset
