Job description

SCHEDULE: Full-time; Monday through Friday (7:00 am-3:30 pm) Average of 40 hours/week.
LOCATION: 3204 7th Ave, Marion, IA 52302

SCOPE:
Support Hills Bank and Trust Company owned and leased properties through consistent and diligent efforts in regards to facilities operations and property management, coupled with customer service and reliability efforts towards the commitment to our customers, employees, and communities alike.
ACCOUNTABILITIES:
  • Building Maintenance:
    • This includes all aspects of our buildings and bank owned and leased properties, general knowledge in construction, drywall, painting, carpet installation, window, doors, etc.
  • HVAC:
    • Filter changes, cleaning coils, installation of thermostats and dampers, replacing damper motors, monitoring geothermal water temps and level, adjusting damper positions per request, unclogging condensation lines, monitoring HVAC software (BAS)
  • Electrical:
    • Simple wiring tasks, replacing outlets and switches, change light bulbs, emergency/exit lighting, replacing fixtures, changing ballasts, and maintaining all outside pole lights on the property.
  • Mechanical:
    • Troubleshoot small engines, general maintenance on our equipment, trouble-shooting mechanical problems such as water heater issues, air flow problems, cooling and heating issues.
  • Plumbing:
    • Replacing faucets, unplugging drain lines, installing toilets, repairing or installing new garbage disposals, repairing urinals, repairing or installing new water shut off valves, finding leaks, hooking up dishwashers, installing new plumbing, fixing broken water lines, installing new sump pumps.
  • Grounds:
    • New landscaping, new plant installs, flowers and flower pots, retaining wall work, edging stones, new rock or mulch, patio work, concrete repair, trimming plants, trimming trees, installing new trees. Parking lot cleaning and upkeep, striping of lines and curbs.
  • Furniture:
    • Moving and installation
  • Generator Responsibilities:
    • Checking fuel level, checking hoses, battery inspection, water levels, transferring power once a quarter.
  • Elevator Maintenance Responsibilities:
    • Proper documentation is provided, phone service, water bug testing and sump pump operation, new regulations updates.
  • Assist with minor remodeling projects
  • OREO property responsibilities:
    • Repair items of immediate attention
    • General upkeep, Mowing and snow removal
    • Clean up and removal of interior/exterior trash and debris left behind by tenant
    • Ready property for resale utilizing internal or external resources
    • Document problems that need attention and pass on to supervisor
  • Assist branch managers on projects relating to all areas of bank offices
  • Responsible for scheduling maintenance for the company truck.
  • Special function setups.
  • Help with any decorations on all the holidays, Ag month displays, barnyard day, FD&IC events and sweet corn distribution.
  • Snow removal responsibilities on our parking lot and sidewalks.

Other Duties:
  • Support bank and community sponsored events.
  • Performing other duties as assigned.

EDUCATION AND SPECIAL REQUIREMENTS:
  • Minimum 5 years of Facilities Maintenance experience
  • Must have high school diploma or equivalent.
  • Must have and maintain a valid driver's license and good driving record.
  • Must be able to lift a minimum of 50 pounds
  • Ability to stoop, bend, and stand for extended periods of time, work off ladders, scissors lifts, scaffolding, and roofs
  • Knowledge and proven abilities in project management and/or equivalent education
  • Knowledge and proven abilities in basic electrical, plumbing, carpentry, HVAC, property maintenance and general safety practices
  • Ability to work in adverse weather conditions
  • Ability to work with a variety of hand and power tools with added value and experience operating equipment such as forklifts, skid loaders, scissor lifts, and small tractors/mowers
  • PC skills including but not limited to, Microsoft Word, Excel documents and ability to utilize Outlook for email communications.
  • After- hours availability for emergency purposes
