Description

Job Summary: The Facilities Maintenance Technician assists the Club Operations Department with the maintenance and upkeep of all Tahoe Mountain Club buildings and facilities by performing a wide variety of routine , preventative and custodial tasks, including carpentry, electrical, heating, ventilation & air conditioning (HVAC), plumbing, etc. This position is divided in three levels depending on the degree of expertise of the Crew Member holding the position.

Distinguishing Characteristics

Facilities Maintenance Technician I This is the entry level class in the Facilities Maintenance Technician series. The Crew Member in this class has little direct related work experience and is distinguished from the levels II by the performance of less than the full range of duties assigned to the II levels. Crew Members work under general supervision while learning job tasks, skills are developed and procedures and processes are learned.Facilities Maintenance Technician II This is the mid level class in the Facilities Maintenance Technician series and is distinguished from the level I by the ability to perform the full range of duties assigned with only occasional instruction or assistance. Positions in this class are normally filled by advancement from the level I based on the performance of the full scope of work, meeting performance standards, and meeting the requirements of the level II or by the fulfillment of the degree of experience a new candidate posses.Facilities Maintenance Technician III This is the expert level class in the Facilities Maintenance Technicianseries. It is distinguished from the level II by the ability to perform the full range of duties assigned without any instruction or assistance. Positions in this class are normally filled by advancement from the level II based on the performance of the full scope of work, meeting performance standards, and meeting the requirements of the level II, or by the fulfillment of the degree of experience a new candidate posses. Maintenance Technicians in this level will hold a current HVAC certification.

Job Tasks (Duties)
  • Arrives on time, dressed and groomed properly, and maintains a clean and professional appearance and uniform throughout shift.
  • Welcomes and acknowledges members and guests according to company standards. Speaks with others using clear and professional language, and answers telephones using appropriate etiquette.
  • Develops and maintains positive working relationships with others. Maintains a warm, friendly and interactive service atmosphere. Supports all co-workers and treats them with dignity and respect. Supports the team to reach common goals. Actively listens and responds appropriately to questions and concerns of team members & managers.
  • Follows all company and safety and security policies and procedures; inspectsfacilitiesand grounds for safety and security; identifies and reports hazardous conditions andfacility maintenanceneeds to supervisor; follows safe working practices and makes appropriate use of related safety equipment as required; completes safety training and certifications; safely uses hand and power tools and other materials required to perform repair and maintenance tasks; properly follows hazardous communications protocol, including proper storage and disposal of flammable materials.
  • Adheres to all of the various written mandatory standards of operations, policies and procedures, manuals, memos, oral instructions, etc. Adheres to quality expectations and standards.
  • Anticipates and address maintenance needs. Responds to, investigates and completes work orders throughout Tahoe Mountain Club Facilities utilizing the Club's intranet system. Communicates with management/peers to resolve maintenance issues. Addresses potential areas of concern and proposes solutions in a proactive manner.
  • Maintains the physical structure and grounds of Tahoe Mountain Club Facilities in like-new condition, including interiors, walkways, restaurants, pool areas and fitness rooms, as directed by Operations Manager.
  • Performs general maintenance duties including, but not limited to, minor electrical repairs, minor plumbing repairs (e.g., plunge toilets and unclog drains), industrial kitchen repairs, small appliances repair, lightpainting/drywallrepair, minor wood trim repair, maintenance/installation/repair of electrical components, light fixtures, lamps, furniture, decorative items and extension cords, light bulb and A/C filter replacement. Inputs air handler schedules and makes temperature changes. Performs interior and exterior repairs
  • Performs custodial tasks and thoroughly cleans after each project.
  • Ensure that fitness centers and restaurants'repairs are made in accordance with health codes and that health code violation repairs are made in a timely and efficient manner.
  • Assists with structural and seasonal pest control measures.
  • Assist with site inspections to identify and resolve problems.
  • Visually inspects tools, equipment, or machines. Performs preventive and routine maintenance on tools, kitchen and mechanical room equipment, including cleaning and lubrication.
  • Identifies, locates, and operates all shut-off valves for equipment and all utility shut-offs for buildings.
  • Maintains inventory and requisition parts and supplies as needed.
  • Completes the TMC Maintenance Log on a daily basis; communicates shifts activities and problems to the technician covering the next shift.
  • Is familiar with Resort Emergency procedures and able to respond quickly and accurately during an actual emergency, and notify all appropriate personnel. Responds to emergency situations, as dictated by facility policy. Reports and immediately acts on safety concerns. Incorporates safe work practices in job performance.
  • Maintains confidentiality of proprietary information and protects company assets.
  • Asks for assistance from other team members to carry, move, lift, push or pull objects weighing more than fifty (50) pounds.
  • Attend staff meetings.
  • Perform other reasonable job duties as requested.

Because of the fluctuating demands of the Club's operation, it may be necessary that each employee perform a multitude of different functions; therefore, as an essential part of your job, you will be expected to help others when the occasion arises, just as other employees are expected to help you. Accordingly, you may be expected to perform other tasks, not specifically addressed above.

Qualifications

Education/Experience: High school diploma or GED required. Previous maintenance and/or construction experience or skills required. Basic data entry and computer skills required.

Additional Certifications Level II & III: Minimum of two (2) years experience in FACILITIES MAINTenance required.

Community college coursework or trade school program in building management or related field desired. Level III requires a current HVAC certification.

Additional Requirements:Facilities Maintenance Technician I:
  • Basic knowledge or ability to acquire knowledge in the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing carpentry and finish skills, kitchen equipment, and/or general building.
Facilities Maintenance Technician II:
  • Above average engineering operations skills and strong general mechanical ability.
  • Working ability in at least three of the following categories, above average skills in three more of the following categories and basic skills in the remaining categories: air conditioning and refrigeration, electrical, mechanical, plumbing, carpentry and finish skills, kitchen equipment, hydronic systems, and/or general building management
  • Understanding and ability to read standard blue prints and electrical schematics concerning plumbing and HVAC.
  • Familiarity with operations manuals for equipment.
  • Ability to perform the following responsibilities:
  • Keep hot and cold water systems in good working order (softeners, boilers, maintain proper water pressure)
  • Ensure HVAC system is maintained
  • Annual Fire Inspections
  • Annual Sprinkler System and Backflow Inspections
  • Generator maintenance and Inspections
  • Fire Panel System
  • Maintain sewer and drainage systems and grease tanks
  • Vendor and parts procurement
  • Ability to give basic direction to level I technicians.
  • Ability and willingness to train and mentor other technicians as needed.
  • Ability to perform Engineer on Duty responsibilities
Facilities Maintenance Technician III:
  • Proficiency with HVAC, electrical, plumbing and carpentry maintenance and repairs, and formal training in at least one of these disciplines is required.
  • Perform advanced troubleshooting of building Mechanical, Electrical, and Plumbing systems.

Knowledge of property safety systems (e.g., fire fighting equipment, sprinkler systems, and alarm systems)


Language/Communication: Ability to read and speak English is required in order to perform the duties of the job (e.g. the Crew Members may be required to communicate with English speaking customers or co-workers, the manuals for the equipment the Crew Members may use are in English). Must be able to work as part of a team and maintain open communication with managers and fellow coworkers. Must display professional demeanor and communicate in clear and professional language at all times. Excellent communication skills both written and verbal are required.

  • Utilizes two way radios, telephones, general office equipment and other various communication channels.

Certificates/Licenses: Valid California or Nevada Drivers License and current auto insurance.

  • Additional Certifications Level II: Certifications in HVAC, plumbing, electrical and/or mechanical desired.
  • Additional Certifications Level III: Certifications in HVAC, plumbing, electrical and mechanical required.
