JOB DESCRIPTION:
To lead and/or perform semi-skilled and skilled duties in the operation, maintenance, and repair of buildings and equipment.
General Information:
Incumbents may work in all weather conditions and move in and around confined spaces. This lead position is hands-on, maintenance oriented. Work involves lifting and carrying items (weighing approximately up to 50 pounds), bending, stooping, shoveling, and climbing ladders; working on scaffolding, mechanical lifts, work with wood, dust and fumes. Position may require being on call and responding to emergency situations at any time. Must perform related work in a high-paced, professional environment. Must possess the ability to work independently, or within a group setting. Must have the ability to bring a proactive and preventative maintenance mindset operating with the highest level of integrity and customer service. Must possess and maintain a valid driver's license. Must be proficient in operating and using a computer, while having the ability to learn a web-based work order system. Must demonstrate the ability communicate clearly, both written and verbally.
Principal Accountabilities:
1. HVAC
a. Correlate with on-site building owners contracted maintenance company on items and issues within TTI Floorcare areas that's their services cover.
b. Leads and completes HVAC filter changes, belt replacements, and coil cleanings.
c. Performs installation, maintenance and repair of heating, ventilation, and air conditioning systems.
d. Ensures all temps and set points on the building management system are within range, reporting any found alarms or issues to the Facilities Supervisor or Manager.
e. Programs building management system as needed.
f. Charges, starts, and checks for proper operation of HVAC equipment and related devices.
g. Modify and/or install compressed air, and water piping systems as needed.
2. Electrical
a. Correlate with on-site building owners contracted maintenance company on items and issues within TTI Floorcare areas that's their services cover.
b. Sound knowledge of National Electrical Code and Electrical Safety Practices.
c. Interpret electrical circuit diagrams and blueprints.
d. Use and maintain hand and power tools normally used in the electrical and electronics equipment repair, such as Ohmmeters, Ammeters, Meggers, and others.
e. Installs conduit, conductors, junction boxes, disconnects, switche and lighting systems as needed.
f. Test safety equipment such as EXIT and emergency lighting as needed.
g. Replaces ballast and bulbs as needed.
h. Conducts electrical preventative maintenance as needed including inspections, testing, cleaning and lubricating equipment and systems.
i. Repairs/Replaces motors, starters, pumps, rollers, belts, photo eyes, and any other part associated with material handling equipment as needed.
3. Plumbing
a. Correlate with on-site building owners contracted maintenance company on items and issues within TTI Floorcare areas that's their services cover
b. Repairs or replaces faucets, valves, toilets, fixtures, and other associated plumbing systems as needed.
c. Cuts and threads piping as needed.
d. Repairs or installs plumbing to do with emergency eyewash stations as needed, etc.
e. Winterizes piping systems as needed.
4. Carpentry
a. Correlate with on-site building owners contracted maintenance company on items and issues within TTI Floorcare areas that's their services cover.
b. Repair broken windows, doors, walls, and ceiling tiles as needed.
c. Repair and install door locks and closures as needed.
d. Install towel racks and dispensers as needed.
e. Repair and install racking systems as needed.
f. Repair or replace door handles and locking systems as needed.
5. Safety
a. Must comply with all OSHA, DHEC, and other safety related policies associated with facilities operations.
b. Must be proactive and adhere to all safety standards.
6. Miscellaneous
a. Coordinates/Organizes/Performs a quarterly inventory on all MEH parts in parts cage.
b. Works overtime as needed with facilities team to maintain critical facility equipment by leading/performing specific scheduled PM work.
c. Tests and maintains emergency electrical equipment such as generators and battery-operated lighting as needed.
d. Assist with energy audits as needed.
e. Assist other Facilities staff as needed.
f. Able to interpret building plans, blueprints, and schematics.
g. Maintains control of tools and clean work area.
h. Performs other preventative maintenance on building, devices, and other systems.
i. Performs other duties as assigned general or complex in nature.
Qualifications/Preferences:
1. Must possess an associate degree in Industrial Maintenance and/or have equivalent degree or experience related to the facilities/maintenance field.
2. Certification as a Universal EPA Certified Technician Type I, II, or III preferred, but not required
3. Certification in Mainstream Engineering R410A preferred, but not required
4. A Certified Electrician License is a plus, but not required.
5. Ability to gain other certifications and complete training as directed.
