Position Overview

Primary Function:
As the appearance of a college campus affects recruitment and the mental and physiological health of the students, faculty, and staff who live and work here, this position is responsible for conducting routine inspections and evaluations of the University’s facilities to ensure APPA benchmarked quality levels are being achieved. Evaluations include general functionality, appearance, workmanship, cleanliness, and safety conditions. The position coordinates with other facilities management departments, and with various University Departments regarding concerns or issues which require attention or resolution. Additionally, the position is responsible for the custodial service needs of Rental Properties and the Conference Services summer programs given these spaces are often the areas of the campus inhabited by visitors, new faculty, staff, and graduate students.
This position works with considerable independence and self-direction. Only the general direction and scope of the work to be accomplished are discussed with the supervisor. The staff member is expected to independently carry out position duties and understand what is expected and how to do it.

Position Description

Typical Duties & Responsibilities:

Works with the FM Business Manager and the Work Control Supervisor to plan, prioritize, and schedule evaluations or inspections of facilities.Performs daily walk-through inspections that focus on the condition of facility aesthetics, materials, and systems (e.g. flooring, walls, furnishings, cleanliness, space conditioning) that end users interact with on a regular and routine basis and rely upon to fulfill their institutional mission.Submits work requests for deficiencies or issues which require further evaluation.Coordinates emergency or safety-related issues and concerns with the appropriate FM manager.Conducts ongoing quality evaluations to ensure established levels of facility maintenance, including work quality and progress, and cleanliness are being achieved.Performs re-inspections for work requests submitted to determine fulfillment of request, quality of work, customer satisfaction, or need for additional services.Utilizes the CMMS and/or special reports designed to prioritize, schedule, and correct quality deficiencies and discrepancies.Maintains the status of such work orders and reports until deficiencies and discrepancies are corrected.Produces periodic status reports from the CMMS system utilizing the work order data for manager’s information and monitoring.Plans, prioritizes, schedules, and performs custodial services for the University’s rental properties. Coordinates with the Rental Property Administrator and FM Managers about objectives, standards, appearance, etc.Performs all custodial services needed for rental properties before new tenant occupancy and supervises custodial team members assigned to assist in the efforts.Plans, prioritizes, schedules, and performs special custodial services for the Conference Services summer program schedule. Coordinates with the Conference Services Director and staff concerning objectives, schedules, standards, etc.Prepares conference attendee accommodations in coordination with Conference Services specifications.Assists Conference Services with hospitality inventory.Provide training and supervision to the custodial team as needed.Engages a wide spectrum of University staff, faculty, students, community members, and visitors affected and/or concerned with the quality, safety, and appearance of the facilities, campus, or other University properties.Consult with FM managers, FM staff, other University staff, faculty, students, and community members concerning concerns about Machines & Equipment Used:

  • Judgment Required:
    Performance of the essential duties of this position is dependent upon independent ingenuity and developmental efforts.
    Budgetary Responsibility:
    Monitors expenditures against budget; prepares budget data for review/approval by supervisor/department head.
    Personal Interaction/Communication:
  • Student Contact: Daily; Undergraduate and graduate students and potential graduate students seeking admission.
  • Internal: Faculty, staff, administration, department heads, committees, and any University employees daily.
  • External: Visitors, parents, community members, regents and trustees, vendors, suppliers, government officials and agencies, contractors, service providers, and other institutions and colleges.
  • Attributes of a Successful Candidate

    Education:
    High School Diploma or equivalent required. Bachelor’s degree preferred.
    Experience:
    3 yrs specific or related experience
