Escrow officers are experts in the complexities of closing a real estate transaction. They are also accustomed to working closely with real estate agents, lenders, and other real estate service providers involved in each transaction.
An Escrow Officer handles the coordination of many transactions simultaneously, all the while answering the telephone, coordinating the signing of documents, overseeing the work of an assistant, and marketing title products and services to the real estate and financial community in order to maximize profitable market share. Escrow Officers should demonstrate strong attention to detail and commitment to customer service.
Company standards for an Escrow Officer include:
- A strong understanding of real estate contracts, mortgage loans, title commitments, and title insurance
- Solid knowledge of title insurance, regulatory guidelines, the escrow process, legal documents, and real estate property law
- Excellent written and verbal communication skills
- Proficiency working with escrow / title software
- Continually increase knowledge of industry development and changes through association classes and regularly monitoring industry news and websites.
- Promote and maintain favorable customer relations for company by participating in the presentation of educational training programs for real estate agents
- Attend association meetings and events
General Overview of Escrow Officer Responsibilities:
- Interact and coordinate with industry contacts such as realtors, loan officers, underwriters, brokers, buyers, and sellers
- Review title commitment, lender instructions, purchase and sale agreements to be sure the duties and responsibilities are clear to facilitate closing
- Comply with all state and federal laws governing escrow transactions and escrow accounts
- Monitor progress in compliance with all terms and conditions of purchase contracts
- Coordinate the issuance of title policies with title underwriter
- Ensuring all financial obligations have been met by the seller and the buyer.
- Preparing documents for the closure of the sale.
- Holding and transferring funds.
- Finalizing the real estate transaction and preparing closing reports.
- Ensure regulatory compliance
- Assist with receptionist duties, such as answering phones and scheduling appointments
- Meeting with real estate agents and industry partners for marketing purposes
