Job Summary:

Responsible for the day-to-day maintenance and repair at the Electronics Park campus including all mechanical systems, physical infrastructure, and general site conditions. Interfaces with tenants, property owners, subcontractors, suppliers, project staff and other interested parties to ensure assigned projects meet all contractual requirements while meeting or exceeding CenterState CEO expectations for completion date, resource use, and or safety requirements.

Essential Job Duties and Responsibilities: (Additional duties may be assigned)

  • Determine work requirements for various routine outdoor campus maintenance and or projects including schedule, priority level, personnel resources, material and equipment requirements. Direct and assign work tasks to personnel and/or subcontractors to meet project requirements.
  • Schedule and oversee services provided by a range of outside contractors (i.e., HVAC, plumbing, paving, snow plow, water and sewer line repair, environmental, A&E, etc.). Perform safety talks with subcontractors to ensure all on-site employees and subcontractors perform work in a safe and efficient manner complying with all safety, legislative, environmental and organization requirements.
  • Monitor, maintain, and perform standard repair/replacement of components and preventative maintenance to building electrical, plumbing, heating, ventilation and cooling systems; assist licensed plumbers, electricians and HVAC personnel as appropriate.
  • Monitor, maintain, and perform standard repair/replacement of outdoor campus components including paving, road repairs, landscaping, catch basins maintenance, water mains, and sewer systems; assist licensed personnel/contractors as appropriate.
  • Address and resolve daily issues and concerns with subcontractors, suppliers, and other project staff and serve as a liaison to tenants and property owners to ensure satisfaction to make sure their requests are handled in a timely manner.
  • Receive and review estimates for upcoming work from outside contractors. Monitor contracts for compliance and controlling costs.
  • Complete company and project specific documentation including, but not limited to, daily, weekly and monthly job reports, safety reports, safety tool box reports, accident reports, time records of assigned staff, purchase orders, and proper documentation of other job related activities or events.
  • Perform related duties as required to maintain project schedule, budget and contractual requirements.

Supervisory Responsibilities:

  • Immediate supervision of a department with responsibility for results in terms of methods and personnel.
  • Responsible for planning, coordinating and directing the activities of subordinates.

Education and Experience:

  • High school diploma or equivalent and 1 year of post-high school vocational/technical training in building mechanics, or similar trade.
  • 3-5 years experience in facilities maintenance, master carpentry, electricity, plumbing and mechanical systems.
  • 1+ years of supervisory experience.

Special Requirements:

  • Driver’s license.
  • Regular day travel within downtown Syracuse.
  • Ability to be on-call 24 hours a day/7 days a week.
  • Required to work beyond normal work hours on a regular basis.
  • Applicant will be required to complete a contractor screening.

Knowledge, Skills, and Abilities:

  • Basic computer skills that include the ability to post information to a database or spreadsheet, and perform basic word processing and/or data entry.
  • Able to plan, allocate resources, manage production and coordinate people and equipment.
  • Comprehensive knowledge of general carpentry skills.
  • Ability to read, understand, follow, and enforce safety procedures.
  • Skill in organizing resources and establishing priorities.
  • Strong interpersonal and communication skills and the ability to work effectively with a wide range of constituencies in a diverse community.
  • Ability to read and interpret documents such as safety rules, blueprints, drawings, operating and maintenance instructions, and procedure manuals.
  • Ability to perform intermediate mathematics, such as computing interest, proportions and percentages.
  • Ability to monitor and/or maintain quality control standards.
  • Knowledge of facilities services including electrical, plumbing, HVAC, utility operations, building maintenance, carpentry and finish work.
  • Ability to operate heavy equipment and use hand and power tools applicable to trade.

Physical and Mental Requirements:

  • Duties can be physically demanding and repetitive, involving much bending and lifting. The employee is regularly required to stand, walk, lift, push, pull, use hands to finger and grasp, stoop, kneel, crouch, bend, talk, hear and perform repetitive motions. The individual is occasionally required to climb, balance, and crawl.
  • Ability to exert up to 100 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
  • Close mental and visual attention required for controlling machines or processes at a rapid pace requiring close coordination and fine adjustment.
  • Ability to operate various power tools and equipment including a lawn mower, hand tools, pallet jack, grinder, skid steer, boom lift, and acetylene torch.
  • Ability to wear safety equipment on a regular basis including, glasses, hearing protection, hard hat, and gloves.

Work Environment:

While performing the duties of this position, the worker is exposed to inside and outside environmental conditions, extreme heat, cold, potential for physical injury, fumes, strong odors or airborne particles and occupational hazards which require routine precautions.
