Director of Land DevelopmentSummary:

Direct the division’s Land Development and entitlement personnel in all aspects of developing new residential communities and offsite improvements.  Responsible for coordinating with all agencies, internal departments and outside consultants/contractors to achieve desired Land Development and entitlement goals.


Responsibilities
  • Supervise and manage the Land Development Area Managers and Land Development Managers in developing new residential communities and offsite improvements.
  • Responsible for preparing and executing upon stringent community entitlement and development/construction schedules.
  • Responsible for leading and managing the Land Development team in obtaining all required permits from local jurisdictions in support of Land Development and home building operations.
  • Responsible for the development and management of community entitlement and development budgets.
  • Manage architects, engineers, landscape architects, geotechnical and environmental engineers, and other professionals in preparation of required plan development, processing, permitting and approvals.
  • Negotiate contracts for services to be performed by outside trade partners such as grading, wet utilities, dry utilities and walls.
  • Participate in due diligence efforts for potential land acquisitions. Help prepare feasibility studies, risk analysis, budgets and entitlement/development schedules.
  • Coordinate community disclosures and work with Sales team to provide necessary documentation for Sales contracts.
  • Review all plans and specifications from a cost perspective identifying areas, which warrant detailed review and value engineering.
  • Lead in coordinating, scheduling and supervising the activities of trade partners to insure necessary approvals and adherence to community schedules.
  • Liaison between Lennar trade partners, consultants, private, public and quasi-public agencies for any areas that need resolution and to exchange valuable information.
  • Lead and assist in the community development bonding and bond release processes.
  • Interact with the Regional Environmental Manager and division on issues relating to our Lennar Environmental Management System (LEMS) which includes storm water, air quality, wetlands, and environmental site investigation modules.
  • Represent Company on certain Homeowner’s Association Board of Directors.
  • Perform all other duties as assigned.

Qualifications
  • Ten (10) years minimum related experience, including relevant homebuilding experience.
  • High school diploma or GED required
  • Valid driver’s license
  • Advanced PC and Microsoft Suite skills, including use of Excel
  • Excellent analytical and writing capabilities
  • Strong communication and interpersonal skills
  • Ability to meet multiple deadlines concurrently and adapt to changing priorities; must be detail oriented and a problem solver able to deal with complex situations
  • Highly motivated self-starter with the willingness to learn
  • Must have initiative and be able to achieve objectives with minimal supervision
  • Interact well with co-workers
  • Comply with and implement company policies and procedures
  • Must be a trustworthy team player with strong work ethic and loyalty
  • Accept constructive feedback
  • Team player

 

Physical Requirements:

This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office supplies and materials weighing 25 pounds or less.  Finger dexterity is required to operate computer keyboard, calculator and telephone equipment.  May operate a motor vehicle.
