ABOUT THE DEPARTMENT

The Department of Capital Programs oversees all aspects of major and minor construction projects at the Museum.

ABOUT THE POSITION

The Director of Campus Projects oversees strategy, design and construction to maximize the utility and effectiveness of museum campus spaces to meet AIC’s core program needs. Working closely with the Associate Vice President for Capital Programs (AVPCP), internal AIC teams and external stakeholders, the Director of Campus Projects develops and maintains a rolling ten-year plan for campus evolution that balances space requirements, museum priorities, and construction bandwidth With a full understanding of museum leadership’s capital plans, the Director of Campus Projects develops and implements a project delivery method that is consistent across the museum. The Director of Campus Projects manages design and construction elements, from program development through final installation and punch list.

RESPONSIBILITIES

Project Management: Oversees the design and construction aspects of Campus Projects that require in- house resources or external architect/engineer/contractor teams. Leads large project teams with multiple stakeholders in all phases of the programming, planning, and design. Ensures a consistent approach to design team selection, procurement, contract management, construction management, commissioning/closeout, and project documentation. Directs the strategic implementation and provides technical expertise for scopes development, value engineering, and creative logistics scenarios. Liaises cross-departmentally with curatorial and operations teams to evaluate museum-wide project-readiness, and deploy mitigation strategies for all construction projects to minimize disruption. Ensures effective communication to all museum stakeholders throughout all project phases, and serves as the project lead with all external partners, contractors and vendors.

Schedule Management: Leads biweekly planning sessions with museum wide resource teams meetings to track ongoing and future projects, as well as project-specific monthly and weekly schedule meetings as needed. With consultation from external partners and internal teams, develops all schedules from multi year construction projects to short term enabling work. Troubleshoots schedule conflicts and works with all teams to alleviate construction delays.

Budget Management: Together with the AVPCP and Museum Leadership, the Director of Campus Projects executes the short and long term programming, design and construction projects that enable the museum to maximize its multi-building complex. In alignment with the museum’s fiscal near and long term vision, the Director of Campus Projects ensures scope is clear and projects are delivered within approved capital budgets. Works with Museum Finance and AVPCP to establish, monitor, and manage project budgets and review any budget revisions with project stakeholders. Ensures that all CP projects follow the same schedule and budget management process.

Best Practices: In collaboration with museum stakeholders, external construction managers and design professionals, the Director of Campus Projects ensures that all projects adhere to City of Chicago Building Code and ADA requirements, as well as accessibility guidelines for both staff and visitors. Partners with the museum’s Director of Health and Safety to ensure that all work is performed according to applicable OSHA guidelines. Serves as liaison with external collaborators for sharing of Museum Procedures and best practices.

PHYSICALREQUIREMENTS

  • Prolonged periods sitting at a desk and working on a computer; must be able to remain in a stationary position 50% of the time.
  • Frequently moves about through the museum galleries and offices; must be able to cross campus in a timely manner and be present for in-gallery activities where seating may not be available.
  • Constantly operates a computer; must be able to communicate effectively through digital tools.

QUALIFICATIONS

  • Demonstrated ability and proven experience in managing the design and delivery processes of large, complex, construction projects within demanding time and cost constraints, with active senior management involvement, in a museum or gallery environment preferred.
  • Bachelor’s degree in Architecture, Construction Management or Engineering or equivalent work experience.
  • 8 - 10 years of experience in project design/construction management or equivalent required.
  • Comprehensive understanding of project delivery gained through documented education and/or experience, including a detailed understanding of building systems, construction practices, contracting procedures, and building design methodologies.
  • Ability to manage the flow of information in support of decision making at the highest management levels of a complex institutional organization.
  • Strong supervision and management skills, with demonstrated ability to manage multiple in-house and external professional, technical, and administrative support staff.
  • Familiarity with construction process and codes in a variety of settings, and the ability to apply this knowledge to the development of innovative and accessible solutions to problems in the design and construction process.
