We are looking for an energetic and enthusiastic team member who will take pride in their work serving our community and fill the role of Custodian/Janitorialrole.

The right candidate will perform a wide variety of custodial and maintenance duties in order to provide a clean, orderly, and safe environment; and other related work as needed. Duties include routine, periodic and special cleaning of the CHS and RIHA properties, picking up trash around buildings, painting vacant units, perform minor repairs, adhere to CHP safety program, and maintain confidentiality of all clients and residents. Attention to detail and willingness to join a team of professionals is required.

ESSENTIAL FUNCTIONS OF THE POSITION Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of this role Responsibilities will include the following; however, other duties may be assigned.

· Performs the routine, periodic, and special cleaning of assigned areas, following established procedures. Areas may include, but are not limited to, entrances, lobbies, hallways, stairs, elevators, offices, conference rooms, community and multipurpose rooms, laundry rooms, storage rooms, trash areas, and vacant units.

· Follows established cleaning procedures to maximize productivity while ensuring the safety of residents, workers, and building surfaces.

· Completes floor care responsibilities such as dust mopping, sweeping, wet mopping, scrubbing, stripping, refinishing, spray-buffing, burnishing, vacuuming, carpet shampooing, and spot cleaning.

· Completes housekeeping tasks such as dusting, spot cleaning doors and walls, window cleaning, washing walls, pressure cleaning concrete, cleaning and resupplying restrooms, emptying and cleaning waste receptacles, and moving and arranging furniture.

· Prepares vacant units for occupancy by washing walls, stripping and buffing floors, cleaning appliances and windows, and painting.

· Picks up trash and debris from grounds and keeps storm drains clear.

· Sets up and breaks down community and multi-purpose rooms as necessary.

· Follows equipment use and care procedures for both powered (floor machines, wet-dry vacuums, carpet vacuums, shampooers, and pressure washers) and non-powered equipment (mops, brooms, wet mop outfits, brushes, toilet bowl mops, and sprayers).

· Follows instructions for the proper use of cleaning chemicals including, but not limited to, natural detergents, cleaner-disinfectants, bowl cleaners, glass cleaner, abrasive cleaners, strippers, floor finishes, carpet shampoo, and carpet spot cleaning solutions.

· Replaces lights in public areas and in dwelling units as needed.

· Performs minor maintenance tasks such as replacing faucet washers; unstopping sinks, tubs, and commodes; replacing light switches and blown fuses; repairing small holes in drywall; sanding and repainting walls or cabinets, etc.

· Provides manual labor for a variety of tasks as directed by supervisor, which may include moving furniture and equipment; setting up tables, chairs, exhibits and displays; loading and unloading trucks, etc.

· Performs heavy manual work such as lifting furniture and appliances; uses applicants and standard hand trucks as needed.

· Reports any unsafe or hazardous conditions encountered or observed on or in any CHP buildings or grounds.

· Communicates with co-workers, management, staff, the general public, and others in a courteous and professional manner.

· Conforms with and abides by all regulations, policies, work procedures, and instructions.

· Abides by all safety rules and regulations and uses/wears all assigned safety equipment.

· Attends workshops, seminars, and training sessions as directed.

· Maintains confidentiality of all clients/residents.

· Maintains regular attendance.

SUPERVISORY RESPONSIBILITIES

· This position has no supervisor responsibilities.

EDUCATION AND/OR EXPERIENCE

· High school diploma or graduate equivalency degree (GED);

· Some experience with and knowledge of building repair and maintenance and/or cleaning procedures;

· Or any combination of education, training, and experience equivalent to the above.

License and Special Requirements:

· Possession of a valid driver’s license

· Ability to be covered under the CHP vehicle insurance policy

· Ability to be covered under the CHP fidelity bond

QUALIFICATIONS

Employee demonstrates the ability to complete and/or knowledge of the following:

· Belief in and passion about serving Rock Island and Quad Cities community with CHP’s mission and values: to support families by providing them with more housing choices and control over where they live and by promoting neighborhood revitalization that uplifts our community.

·· Basic methods, practices, tools and materials used in building maintenance, repair, and grounds keeping

· Occupational hazards and applicable safety precautions of the assigned work

· Operation of powered equipment used in grounds care including mowers, trimmers, blowers, chain saws, light trucks, etc.

· Minor building maintenance and grounds keeping tasks

· Proficiency in reading and writing the English language, including spelling and grammar

· Establish and maintain effective working relationships with coworkers, residents, contractors, and the general public

· Understand and follow written and oral instructions

· Clear communication both verbally and in writing

PHYSICAL DEMANDS

While performing the duties of this job, the employee is:

Regularly required to:

· Sit, stand, or walk for extended periods

· Carry, handle, and move file folders, pens, and other common office materials

· Read schematics, plans, equipment manuals, and related documents

· Lift or handle a variety of appliances and items including refrigerators, sinks, countertops, fan motors, etc.

· Use an appliance hand truck to handle ranges and refrigerators

· Lift objects up to 10 pounds 60% of the time, 25 pounds 40-60% of the time, an over 50 pounds 40% of the time

· Operate a variety of power and hand tools used in the carpentry, electrical, and plumbing trades

· Kneel, crawl, stop, climb, and crouch in order to work in tight or cramped spaces such as attics and crawlspaces; ability to work in these positions for extended periods of time

· Visually and physically inspect units, grounds, and common areas

· Operate a motor vehicle

WORKING CONDITIONS

While performing the duties of this job, the employee will work both inside and outside. The employee may be exposed to the following on a regular basis: outdoor weather conditions, working near moving mechanical parts, working in high, precarious places, fumes, or airborne particles, toxic or caustic chemicals, extreme cold or heat (non-weather), risk of electrical shock, and vibrations. While working in a variety of environments, the employee could be exposed to moderate to loud noise levels and hazardous physical substances.
