As a Senior Transaction Administrator you will independently provide a broad range of support activities to Acquisition/Disposition Team members and internal/external counsel to assist in completing Commercial Real Estate (CRE) closings. Accurately and timely perform due diligence for acquisition/dispositions and development transactions. Assist with more complex due diligence, ownership and/or closing functions as needed on acquisitions, and dispositions Maintain a thorough understanding of entity ownership signature blocks and authority/closing documents for respective clients. Provide day to day guidance to junior staff on tactical matters.

  • Oversee and maintain the internal due diligence website (Box.com) to index due diligence information for acquisition/disposition CRE transactions. Assist Senior/Closing Consultant in requesting, reviewing, analyzing, organizing to ensure completeness, and monitoring the status and access to confidential due diligence information. Communicate, coordinate and follow-up with internal and external clients/consultants to ensure stringent transaction deadlines are met.
  • Assist in the verification of closing documents, independently verify with counsel of signature blocks and closing correspondence with local counsel and Escrow.
  • Independently obtain quotes and appropriately order title and survey for acquisitions and dispositions.
  • Manage the transaction Due Diligence process by interacting with internal/external stakeholders (legal and title/escrow officers) maintaining data integrity /security by access controls, maintain & monitor the final Closing & Posting-Closing documentation and electronically file (Onbase) the final transaction closing documents for record retention.
  • Send confidentiality agreements to brokers, coordinate legal review on any language changes to internal legal and finalize confidential agreements with Acquisition Director/Manager. Monitor prompt good communication with all stakeholders
  • Perform other job-related duties or special projects as required.

Who You Are
Who you are
  • Bachelor's degree or equivalent,
  • 5+ years of job-related experience; preferred experience/background in CRE closings
  • Requires excellent communication, coordination, detail orientation, follow through and the ability to multi-task and a fast pace, timeline dependent environment
  • Requires analytical and organizational skills
  • Strong technical aptitude, proficient in Microsoft Office (Word, Excel, PowerPoint)

Success Profile: The successful candidate will readily apply analytical skills to documented procedures to ensure accurate and efficient document review to meet commitments and deadlines. Additionally, the successful candidate will be curious and able to respectively question and challenge to meet desired outcomes.
Work Arrangements/Location: This position will be located in Principal's Global Headquarters in Des Moines, IA. The position will work in the office 4 days per week and one day a week remote!
Salary Range Information
Salary ranges below reflect targeted base salaries. Non-sales positions have the opportunity to participate in a bonus program. Sales positions are eligible for sales incentives, and in some instances a bonus plan, whereby total compensation may far exceed base salary depending on individual performance. Actual compensation for all roles will be based upon geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer.
Salary Range
$57000 - $77900 / year
