We are seeking a Capital Project Manager to join our Facilities team here at Sherman Associates! This position is responsible for overseeing the management of Capital Projects within the Multi-family portfolio by managing the process of developing project scopes and initial budgets, the selection of design, consultant, and construction teams, leading the design, final budgeting, disruption planning, bid process, project management, and close out.

ESSENTIAL FUNTIONS

  • Performs a key role in project planning, budgeting, and identification of resources needed.
  • Obtains approvals of project budgets, schedules, and effectively communicates disruptions that impact residents and staff while remodeling in a live environment.
  • Minimize financial exposure, disruptions to residents and staff, and mitigate safety risk on each project.
  • Ensures procurement and proposal development activities move according to schedule and procurement requirements required by the lending source or city mandates.
  • Coordinates the development of project work plans.
  • Organizes the efforts of all parties involved in projects, including property management teams, architect, consultants, and contractors.
  • Prepares RFP (Request for Proposal) documents for various types of construction projects, scope development, budget and timeline estimates, contractor qualifications, and competitive bid solicitations.
  • Provides bid analysis, as well as consultant / contactor / vendor selection recommendations.
  • Oversees the construction administration of project architects, engineers, contractors, and subcontractors.
  • Troubleshoots design and construction issues as they arise.
  • Identifies and assesses local qualified consultants, vendors, and contractors to provide construction and design services.
  • Develops construction recommendations with selected General Contractor including material selections, disruption management, schedule, logistics, and constructability.
  • Establishes construction delivery scope and project budgets.
  • Acts as an internal Owner's representative between property management teams and the project CAPEX teams.

Required Experience

  • 7 to 10 years of Construction and Project Management with experience managing capital or remodel projects ranging from $10,000 to$10 million.
  • 3 to 5 years of Supervision experience including performance reviews and workload management.
  • Five (5) or more years of Design Build project management experience.
  • Five (5) or more years of experience working on remodel projects in a live environment or occupied building.
  • Ability to manage multiple projects at any given time including experience writing Request for Proposals, analyzing RFP responses, and recommending quality vendors.
  • Detail oriented with strong organizational skills.
  • Excellent communication (both written and verbal) skills are required, as well as the ability to present ideas and recommendations to Senior Leadership and Property Management teams.
  • Ability to read, understand, and mark-up drawings and specifications (Bluebeam experience preferred).
  • Strong interpersonal skills with the ability to build relationships at various levels.
  • Proficient with all Microsoft applications and Bluebeam.

Travel

  • This is a Minneapolis, MN based position that requires travel of up to 25%. Ability to travel throughout our portfolio in Minnesota, Wisconsin, Iowa, Missouri, Denver, and Florida.

Additional Screening Requirements

  • Current and valid driver's license is required. Must pass a Motor Vehicle Record check (MVR) and have a safe driving record.
  • Must successfully meet criminal background screening requirements for position, including MN statute 299C.67 to 299C.71 (Kari Koskinen Background)

  • While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing during property inspections and reviews. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
