Work schedule can also be Monday-Friday; starting at 10:45 pm on Monday and ending at 7:15 am on Saturday.

POSITION PURPOSE

Candidate shall independently respond to, evaluate, and repair reported and/or discovered work orders in buildings managed by Trinity Health Ann Arbor (THAA), as well as execute assigned preventative maintenance tasks. This position provides a "first look" for issues related to many trade groups for example Plumbers, Electricians, HVAC-related calls, etc. This candidate shall escalate issues they are not able to address to proper trade group, vendor, leader, etc.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

  • Makes repairs such as changing light bulbs, ballasts, light switches, and receptacles. Follows work standards set in NFPA 70E "Electrical Safety in the Workplace". Safely works on electrical devices/items without power applied to the circuit (exceptions: devices operating at 50-volts and below or if comfortable exceeding 50-volts after electrical safety training by licensed Electrician). Knowledgeable on correctly applying electrical lock out/tagout devices. Identifies unsafe electrical situations and either make corrections or immediately report to electrician or leadership.
  • Performs mechanical tasks such as adjusting thermostats, changing unit filters, and analyzing mechanical malfunctions. Operates special air pressurization rooms. Cleans air diffusers/vents/grilles. Safely works on items with moving parts making sure that the energy source is locked out or tagged.
  • Has general knowledge and performs basic repairs on pneumatic tube transport system and automated guided vehicles (AGV). Contacts on-call support when repairs are beyond skill level or downtime exceeds 30-minutes. Follows all safety precautions when working on these systems including but not limited to electrical shut offs (lockout/tagout), blocking energy sources, eye protection, and hearing protection.
  • Makes plumbing repairs that include leaking faucets, shower heads, obstructed sinks, traps, and toilets. Responds to reported leaks, determines source, and either repair or contact plumber or contractor for support. Replaces urinal cartridges. Knows how to select and wear the correct personal protection equipment (PPE); for example, gloves, apron, and splash-proof goggles, hearing protection, etc.
  • Has good working knowledge of the fire alarm and fire suppression systems. Operates components of the system such as knowing how to quickly silence horns/strobes after confirming cause is not a real fire or smoke event. Is knowledgeable of locations of fire pumps and suppression isolation valves and can shut off in an emergency.
  • Assembles, installs and repairs office and patient room furniture, modular units, etc.
  • Performs carpentry functions (including repairs) such as installing door locksets, door self-closers, shelving, wall-mounted items, and associated tasks.
  • Repairs and/or replaces patient use equipment that includes pillow speakers, over-bed tables, recliners, televisions, clocks, etc. and performs initial operational test on newly purchased equipment.
  • Performs miscellaneous building repairs including, but not limited to, ceiling tiles, patching walls, painting, flooring, and base molding.
  • Performs basic repairs and troubleshooting of doors, door access systems, and automatic doors.
  • Provides "first-look" for all building system issues needing immediate attention. Shall notify the proper trade group, vendor, dispatch, or leader of required repairs they are unable to perform.
  • Inputs work activities using the Engineering data system (AIMS). At least 7-hours of an 8-hour day shall be documented and must accurately depict the work performed.
  • Performs snow removal, salting, and other Grounds duties when requested.
  • Changes hospital tanks of nitrogen, nitrous oxide, oxygen, etc. and ensure cylinders are properly secured.
  • Performs scheduled preventive maintenance, records results on the forms provided or electronically and provides them to leadership by due date.
  • Works in conjunction with outside contractors on equipment and building system repairs or modifications.
  • Requests materials, parts, etc. for ordering in order to complete task. This request shall include the part numbers and purchasing source.
  • Is available to perform duties at any of the THAA buildings including off-stie locations.

OTHER FUNCTIONS AND RESPONSIBILITIES

Performs other duties as assigned.

REQUIRED EDUCATION, EXPERIENCE AND CERTIFICATION/LICENSURE

Requires high school diploma or equivalent. Two years related experience or combination of one-year experience plus one year related vocational training. Maintains valid DMV driver's license.

REQUIRED SKILLS AND ABILITIES

Strong working knowledge of electrical, plumbing, HVAC, carpentry, painting and other building systems. Strong computer skills to operate pneumatic tube system, AGV system, fire alarm system, and for corresponding on e-mail and time recording on AIMS. Ability to concentrate on detail for up to 70% of the time when repairing equipment. Analytical skills necessary to troubleshoot system malfunctions. Interpersonal skills necessary to determine equipment problems from user-personnel descriptions. Read and understand blueprints, wiring diagrams, schematics, etc. related to job duties. Understands and uses personal protective equipment as needed for every task. Ability to understand and follow all policies and procedures.
