Summary
The Building Maintenance Supervisor is a skilled position. This position performs a variety of management duties, skilled tasks, maintenance, and repair of county facilities, grounds, and equipment. This position will oversee the Building Maintenance Technicians, and Custodial Workers in the absence of the Director and is under the direct supervision of the Building Maintenance Director and/or his/her designee.

Performs skilled building and grounds maintenance and repairs
- Perform maintenance, disinfecting, general daily cleaning, and repairs to county buildings, facilities, and associate items including furniture assemble, remodeling or creating additions to buildings, painting, floor maintenance, ceiling/roof repair and maintenance, concrete repairs, and plumbing and electrical repairs.
- Conduct routine inspections of facilities, grounds, and equipment, replacing necessary items on a regular schedule.
- Inspect, operate, or test machinery or equipment to diagnose machine malfunctions; determine how to correct issues, check blueprints, repair manuals, or parts catalogs, as necessary.
- Maintain and oversee maintenance of specialty items such as detention doors and alarms.
- Operate and perform routine preventive maintenance to ensure that machines and equipment continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate; this includes maintenance and minor repairs to HVAC and power equipment.
- Perform various grounds maintenance: turf mowing, weed control, lawn sprinkler system, snow removal, and deicing as needed.
- Respond to facility emergencies including but not limited to roof leaks and restroom overflows.
- Operate and maintain power equipment (e.g., saws, drill presses, sanders, mowers).
- Assist custodial staff and other departments on an as needed basis including assisting with events.
- Network cable installation and termination as needed.

Supervises and coordinates internal and external Maintenance and Fairground employees, schedules and facilitate walkthroughs inspections and deliveries.
- Ensure accurate timekeeping of staff
- Assign work orders as often as needed
- Maintains Material Safety Data Sheets
- May assist in interviewing, training, and performance review of staff
- Assist in department supply inventory
- Assist in maintaining files, and accurate invoice coding and submission for payment
- Assist in research and recommendations on cost alternatives for jobs and equipment and bid preparation
- Coordinate and communicate with vendors and businesses to schedule all walkthroughs, visits, and material deliveries, signs for receipt of deliverables
- Schedule and participate in all inspections and walkthroughs
- Act as an escort for outside individuals and groups through Finney County buildings (e.g., vendors, businesses, contractors, inspectors)

Requirements
Qualifications
- Excellent verbal and written English language skills.
- Excellent interpersonal and customer service skills.
- Proficient in basic computer systems and software (e.g., Microsoft Office Suite, email, timekeeping software, work order inputs)
- Basic understanding of clerical procedures and systems such as recordkeeping and filing.
- Ability to perform a quantity of work that should consistently deliver quantity and quality of work that meets the productivity standards established by the essential functions task list for assigned areas.
- Ability to perform quality work performed that should be consistently at or above the standards established by the essential functions task list for assigned areas.
- Ability to perform welding.
- Ability to properly read architectural blueprints.
- Ability to take accurate measurements.
- Ability to maintain confidentiality of information and professional demeanor.
- Ability to use and read equipment like volt meters, micron gauges, and tstat meters.
- Knowledge of general building cleaning procedures.
- Knowledge of materials, methods, and the tools involved in the construction or repair of building and equipment, including plumbing, electrical, and minor HVAC repairs.
- Knowledge of occupational hazards and necessary safety precautions applicable to building and grounds maintenance work.
- Knowledge of the use and care of hand tools and power equipment necessary to perform various Building Maintenance and repairs.
- Five to seven years related experience and/or related training
Certification, License, Registration
- Valid driver's license
- Ability to obtain First Aid certification
- Ability to obtain CPR certification
- Ability to obtain Defensive Driver certification
