Campus Plaza Associates is a 25 year old company based in Sacramento. The company invests in all types of commercial real estate in Sacramento and Davis. We are involved in all aspects of managing the portfolio and in forming successful relationships with our tenants, employees and vendors.
Please apply to join our team! We have a small company with 4 people working in the office and three in the field. We are looking for an experienced construction professional who can oversee and participate in small construction projects as part of the overall job of maintaining the company's commercial properties. This position is a full time position working directly for our General Manager and supervising our maintenance staff.
RESPONSIBILITIES
Visit Properties
Regularly visit company properties to conduct inspections of buildings, roofs, equipment, and landscaping. Check for safety hazards, tripping hazards, graffiti, dumping, inappropriate activity or intruders. Plan maintenance schedule with the General Manager.
Responsible for all maintenance tasks at properties including:
- roof replacement and repair
- updating gate codes
- monitoring parking lots for vehicle storage
- In summer checkingl HVAC units for issues.
- changing light timers with time changes
- look out for lighting upgrade rebates
- read meters and properties with sub meters
- meet with Leasing Director to plan tenant improvement or move - out work.
- plan construction schedule and obtain building permits. Obtain materials needed for projects.
- File lien paperwork as needed. Notice of Non-Responsibility for Tenant Improvements.
Manage Maintenance Staff
Meet with staff to plan workweek.. Review worker timesheets.
Assure staff has equipment needed to do work and safely.
Assist in property management and construction tasks and educate staff.
Tenant Communication
Respond to Tenant concerns regarding maintenance needs. Confer with office staff if needed to confirm responsibility for repairs.
Create shared online maintenance schedule /maintenance log of all work done at properties
Coordinate and follow schedule and vendor notices for elevator tests, fire sprinkler tests, fire inspections, backflow devices..
Purchase construction and janitorial supplies needed for regular Building Maintenance.
Prepare for and attend any building inspections called by City or County officials.
Vendor Relationships
Develop and maintain relationships with 3rd party vendors.
Meet vendors onsite to ensure job scope is clear and work completed.
Manage contracts with vendors in coordination with Manager.
Provide office staff receipts for items purchased .
Contact utilities with billing or service issues
Review and approve payments, confirming property and coding
- Ability to work independently with minimal supervision.
- Physical stamina to perform manual labor tasks as required.
