The Life Properties is growing!We are adding a Part-Time Leasing Consultant to the team! As a Leasing Consultant for The Life Properties, you will play a pivotal role in assisting prospective residents in finding their ideal homes within our multi-family communities. You will be responsible for conducting property tours, answering inquiries, managing lease agreements, and providing exceptional customer service to ensure a positive resident experience. This position requires a strong understanding of the rental market, excellent communication skills, and the ability to build rapport with potential and existing residents.

Formed in 2017, The Life Properties is the property management and construction management affiliate of Olive Tree Holdings, a mission driven private investment company with a focus on real estate. Dedicated to providing elevated living experiences for residents through heightened levels of customer service, the firm conducts extensive research to assess the current state of each property within the portfolio and map out tailored capital improvement programs to bringing rehabilitation efforts to fruition in a timely manner for residents while simultaneously bolstering operational efficiencies within each multifamily community. Since its inception, The Life Properties has managed Olive Tree Holding's portfolio of over 16,000 units of workforce and affordable housing, managed over 4,400 units of affordable housing across 18 properties and managed the allocation of over $250 million in capital expenditure funds throughout the lifecycle of 54 investments.

What your day to day will look like:

  • Conduct property tours: Showcase the features and amenities of available units to prospective residents, highlighting the unique selling points of each property.
  • Respond to inquiries: Professionally and promptly respond to phone calls, emails, and walk-in visits from potential residents, providing accurate information about rental availability, pricing, lease terms, and community policies.
  • Qualify prospective residents: Screen and qualify applicants by collecting and reviewing completed rental applications, verifying income, conducting background checks, and contacting references to ensure eligibility and suitability for the community.
  • Lease administration: Prepare and review lease agreements, ensuring all required documents are accurately completed, signed, and filed. Explain lease terms, community policies, and any additional fees or charges to prospective residents.
  • Resident relations: Foster positive relationships with current residents, addressing their concerns and inquiries in a timely and professional manner. Proactively seek opportunities to enhance resident satisfaction and retention.
  • Marketing and outreach: Assist with developing and implementing marketing strategies to attract prospective residents, such as conducting outreach to local businesses, coordinating community events, and maintaining online property listings.
  • Rent collection: Facilitate the rent collection process by coordinating with residents, tracking payments, and addressing any late or delinquent rent issues according to established policies.
  • Property inspections: Conduct regular inspections of vacant and occupied units, ensuring they meet company standards and addressing any maintenance or cleanliness concerns.
  • Market analysis: Stay informed about local market trends, competitor offerings, and industry best practices to effectively position and promote the community.
  • Administrative tasks: Maintain accurate records of resident interactions, leasing activities, and property-related documentation. Assist with general office duties, including filing, data entry, and managing resident files.

What you will need to succeed:

  • High school diploma or equivalent; some college coursework or a relevant degree is a plus.
  • Must be Bilingual - Spanish and English speaking
  • Previous experience in sales, customer service, or leasing is highly desirable.
  • Familiarity with fair housing regulations and leasing practices.
  • Excellent interpersonal and communication skills.
  • Strong attention to detail and organizational abilities.
  • Ability to work independently and collaboratively within a team.
  • Proficiency in using leasing management software and other relevant technology.
  • Flexibility to work weekends, holidays, and occasional evenings as required.
  • Valid driver's license and reliable transportation.

  • Mobility: The ability to move around the property, including walking, standing, and climbing stairs. Assistant Community Managers may need to conduct property inspections, attend meetings, and address resident needs in various areas of the property.
  • Lifting and Carrying: Occasional lifting and carrying of objects such as files, packages, and small equipment. This may involve lifting up to 25 pounds.
  • Manual Dexterity: Assistant Community Managers may be required to handle keys, use office equipment, and perform basic maintenance tasks. Manual dexterity is necessary for tasks such as operating a computer, handling paperwork, and conducting property inspections.
  • Vision: The ability to read documents, computer screens, and signage, as well as identify potential maintenance issues or safety hazards on the property.
