Job Description
- Maintain accurate resident records. Update all rents, deposits, and application fees received from residents on a daily basis. Issue appropriate notices when necessary such as late payments, eviction notices, returned check memos, etc.
- Make sure that all bank deposits are made daily and that the deposits are entered into Yardi daily.
- Prepare Security Deposit Dispensation forms in a timely manner so refunds can be prepared within the time frame required.
- Prepare Security Deposit Dispensation forms to be mailed where no refunds are due. These should be mailed by certified mail within the time frame required.
- Prepare all computer reports for “End of Month” closing.
RESIDENT RELATIONS:
- Maintain a positive, professional, and client-oriented attitude.
- Perform inspections of property and grounds, picks up litter, and report any service needs to maintenance personnel. Also inspects move-outs and vacancies when requested.
- Assist with resident disputes regarding rent payments.
- Accept service requests from residents and notifies maintenance personnel for proper handling. Also conducts service follow-up with residents when work is complete.
- Must be knowledgeable of all phases of leasing and resident retention.
- Work on securing lease renewals each month.
- Greet prospective clients, show the property, and perform leasing duties as needed.
- Answer and handle incoming phone calls from prospective residents, current residents, vendors/suppliers, etc.
ADMINISTRATIVE/RECORDKEEPING:
- Update required reports concerning move-out notices, activity, etc. on a daily basis and provides information to the Property Manager.
- Organize and file all applicable reports, leases, and paperwork.
- Proofread all lease paperwork and process move-ins/move-outs.
- Process all security deposit move-out reports.
- Prepare and maintain files for legal proceedings. Keep a record of court dates/times.
GENERAL:
- Perform Leasing Consultant duties when needed.
- Maintain positive working relationships with all other staff members.
- Willingly participate in any on-site/off-site training.
- Other duties as assigned by the Property Manager and the Regional Property Manager.

- Battle Creek, MI 49037: Reliably commute or plan to relocate before starting work (Required)
Experience:
- Customer service: 1 year (Preferred)
- Property management: 2 years (Required)
License/Certification:
- Driver's License (Preferred)
