We offer competitive pay plus a generous commission structure. $100 per move-in that the Leasing Consultant gets to fully keep, plus $125 per renewal split between all the employees within the property. We also offer annual bonuses plus quarterly commissions based on certain KPIs being met.
JOB SUMMARY
The Assistant Property Manager is to assist the Property Manager in effectively managing the assigned property. In the Property Manager’s absence, the Assistant Property Manager will assume all responsibilities associated with accomplishing property objectives as set forth by the Regional Property Manager and the company owners. In addition, the Assistant Property Manager is directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits received.
DUTIES AND RESPONSIBILITIES:
Conduct all business in accordance with company policies and procedures, Fair Housing, Fair Credit Reporting Act, and all other applicable federal, state, and local laws.
FINANCIAL:
  • Maintain accurate resident records. Update all rents, deposits, and application fees received from residents on a daily basis. Issue appropriate notices when necessary such as late payments, eviction notices, returned check memos, etc.
  • Make sure that all bank deposits are made daily and that the deposits are entered into Yardi daily.
  • Prepare Security Deposit Dispensation forms in a timely manner so refunds can be prepared within the time frame required.
  • Prepare Security Deposit Dispensation forms to be mailed where no refunds are due. These should be mailed by certified mail within the time frame required.
  • Prepare all computer reports for “End of Month” closing.

RESIDENT RELATIONS:
  • Maintain a positive, professional, and client-oriented attitude.
  • Perform inspections of property and grounds, picks up litter, and report any service needs to maintenance personnel. Also inspects move-outs and vacancies when requested.
  • Assist with resident disputes regarding rent payments.
  • Accept service requests from residents and notifies maintenance personnel for proper handling. Also conducts service follow-up with residents when work is complete.

MARKETING/LEASING:
  • Must be knowledgeable of all phases of leasing and resident retention.
  • Work on securing lease renewals each month.
  • Greet prospective clients, show the property, and perform leasing duties as needed.
  • Answer and handle incoming phone calls from prospective residents, current residents, vendors/suppliers, etc.

ADMINISTRATIVE/RECORDKEEPING:
  • Update required reports concerning move-out notices, activity, etc. on a daily basis and provides information to the Property Manager.
  • Organize and file all applicable reports, leases, and paperwork.
  • Proofread all lease paperwork and process move-ins/move-outs.
  • Process all security deposit move-out reports.
  • Prepare and maintain files for legal proceedings. Keep a record of court dates/times.

GENERAL:
  • Perform Leasing Consultant duties when needed.
  • Maintain positive working relationships with all other staff members.
  • Willingly participate in any on-site/off-site training.
  • Other duties as assigned by the Property Manager and the Regional Property Manager.

QUALIFICATIONS:
The position requires at least one year of experience in on-site property management. Must have strong bookkeeping and organizational skills, basic computer knowledge, and type at least 30 wpm. The position also requires strong written and verbal communication skills, multi-tasking skills, and the ability to perform duties while under pressure and to meet deadlines in a timely manner.
Computer Skills: Word, Excel, Outlook, and Yardi or other similar programs.
Office Equipment: Computer, calculator, copy/fax machine, key machine, and telephone.
Work hours: Minimum of 40 hours per week (typically 9:00 AM to 6:00 PM Monday through Friday). This schedule is subject to change in accordance with market conditions, daylight saving time, and/or the request of the Regional Property Manager. Must be available to work evenings, nights, and weekends for staffing needs and emergencies.

Salary: $20.00 - $24.00 per hour
