As a full-time Asset Management Associate, you will be based in Los Angeles, CA, in a hybrid office model. You will report to the Director of Asset Management and assist with successfully executing asset-level business plans and budgets through coordination with several parties, including third-party property management companies. A strong sense of compatibility with the company's culture in terms of drive, attention to detail, excellence, and collaboration to support the company's growth and success is essential.
To thrive, you should have:
- Bachelor's degree from an accredited institution, preferably in Real Estate, Finance, Business, Accounting, Economics, or a related area. Must have strong academic credentials.
- 2-3 years of real estate industry experience, preferably at least two years working specifically on multifamily real estate assets.
- Understanding financial statements, real estate and accrual basis accounting, valuation principles, and the property budget process.
- Computer proficiency with a working knowledge of Microsoft Excel, PowerPoint, and Word. Proficiency with Yardi, Entrata, AIRM, or other property management software is preferred but not mandatory.
- Experience with financial modeling with an understanding of basic finance concepts such as NOI returns, cash flow returns, internal rate of return, and discounted cash flows.
- Strong writing skills as well as verbal, interpersonal/communication skills.
- Organizational skills and attention to detail, with the ability to prioritize and manage multiple projects simultaneously.
- Ability to function both in a team-oriented setting and independently.
- Strong sense of personal motivation, responsibility, entrepreneurship, and commitment to diversity, equity, and inclusion in the workplace.
- Providing oversight and direction to property management teams, including property management accountants, to ensure accuracy and timeliness of management reporting, such as weekly operating reports, rent rolls, financial statements, and capital trackers.
- Assisting in the preparation and review of asset-level annual budgets.
- Analyzing historical and current period financial statements, annual budgets, and forecasts for variances and trends.
- Reviewing and analyzing property management, construction management, and Asset Management fee calculations.
- Preparing analyses of operating performance and collaborating with the internal Investor Relations team to prepare investor updates.
- Tracking lender requirements and ensuring compliance with reporting and operating covenants.
