The Maintenance Technician is responsible for such duties as painting, assisting the Maintenance Manager with work orders, etc. A Maintenance Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines, general maintenance repairs, apartment make-readies, and preventative maintenance.
MAJOR FUNCTIONS OF THIS JOB INCLUDE:
- Work with the office team and Maintenance Supervisor (i.e., walking apartments, move-in/move-out reports, etc.). Assist with weekly apartment make-ready units (painting, light maintenance) and service requests. Report apartments that are ready to show to the Maintenance Supervisor.
- Under the direction of the Maintenance Supervisor, handles maintenance activities for the apartment community and routine work orders
- Respond to resident/management requests and Service Requests for occupied apartments.
- Assist Maintenace Manager with work orders.
- Repair/replace any apartment material/maintenance requests within the scope of management responsibility.
- Assist in preparing vacant apartments for move-in.
- Ensure all repairs/replacements necessary for an apartment to be occupied are completed.
- Identify and correct hazardous community conditions. Tour property daily to look for needed maintenance and liability hazards and report to Maintenance Supervisor.
- Perform preventive maintenance tasks on equipment and apartments.
- Attendance is an essential job function.
OTHER ASPECTS OF JOB
- Assist with hazardous weather problems, fires, floods, freezes, etc.
- Responsible for overall organization and cleanliness of work areas and maintenance shops.

REQUIREMENTS: DEGREES AND DIPLOMAS: * High School Diploma or equivalent required
EXPERIENCE AND SPECIALIZED KNOWLEDGE: The position requires a minimum of 2 years multi-family industry. Must be able to perform all facets of apartment make-ready. Preferred to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, and all major appliances.
