Job description

  • The Senior, Technical and Lease Accounting role supports the Company's lease function to ensure complete and accurate financial close, internal and external reporting, and controls over lease transactions including, but not limited to, newly executed leases, subleases, guaranteed leases, assigned leases, modified, leases, renewed leases, lease terminations, embedded leases, and acquired leases.
  • This role supports the end-to-end lease cycle, including partnering with other functional teams, creating efficiency, automation, and standardization over the end-to-end process.
  • Further, this role is critical in acquisition and integration activities while ensuring that there are effective controls in the process.
  • Areas of focus for this role are around supporting lease accounting, the financial close, external lease accounting systems, internal and external audits, and the control environment.
  • This role is highly collaborative and highly visible given lease accounting risk to the financial statements and important stakeholders (lease admin/legal, accounts payable, financial reporting, corporate accounting, FP&A, Treasury, etc
  • This role also assists in the technical accounting for franchisee dispositions and franchisee acquisitions, including the purchase price allocation work (i.e. reacquired franchise rights, goodwill and other intangible and tangible assets).
  • This role liaises with other departments to ensure transactions are completely documented, accounted for, and pushed down, and coordinates with Financial Reporting to ensure appropriate financial statement presentation and disclosure.
  • Shared service/centralized lease accounting close and reporting process, ensuring compliance with U.S. GAAP, internal controls and company policy and procedures for the accurate and timely reporting and payment of leases.
  • Support the end-to-end lease accounting process, maintaining proper accounting and recording of all lease activity in accordance with GAAP and in compliance with internal and external audits.
  • Perform in-depth analysis of legal documents, research technical literature, and develop and document accounting treatment of complex transactions.
  • Determine lease classification in accordance with GAAP, interpretative guidance and provisions in legal documents.
  • Liaise with other departments within the organization (e.g. Fixed Assets, Mergers & Acquisitions, Lease Administration, Legal, Brand Accounting, Tax, etc.)
  • to ensure all residual lease transactions (i.e. closed store reserves, lease incentives/tenant improvement allowances, lease guarantees, lease deposits payable, etc.)
  • are properly accounted in the correct period.
  • Assist manager with review of modified service contracts to ensure embedded equipment leases are identified and properly accounted for on at least a quarterly basis.
  • Perform ad-hoc projects and technical research to help analyze or support Company decisions.
  • Complete month-end close processes including subledger work in CoStar, general ledger entries, and internal and external financial reporting deliverables, including footnotes and controls.
  • Prepare and/or review month-end journal entries, evaluate account balances, and perform reconciliations and analysis of assigned corporate balance sheet accounts (e.g. closed store reserve, right-of-use assets, lease liabilities, etc.)
  • Prepare quarterly rollforwards for right-of-use assets and lease liabilities.
  • Train staff accountant and supervise their month-end and quarter-end closing procedures for the general ledger.
  • Provide detailed analysis to support FP&A, management, and the business.
  • Bachelor's degree in Accounting
  • Certified Public Accountant preferred
  • 3-5 years of total experience
  • Public accounting experience (Big 4 or large multinational firm accounting experience preferred)
  • Prior experience with general ledger accounting systems; Oracle Cloud preferred
  • Experience in property accounting preferred, but not required
  • Flexible, "hands-on", self-starter with strong initiative and work ethic
  • Business-minded, analytical accountant who grasps the global concepts of leasing transactions, can work through complex, technical accounting issues while balancing and managing the details as needed
  • Demonstrated ability to interpret complex accounting literature and provide written documentation of accounting positions
  • Ability to work in a dynamic, fast paced, fast growing company
  • Ability to develop effective workplans and meet assigned deadlines
  • Ability to shift priorities as needed to make progress on multiple brands, projects, and workstreams simultaneously
  • Team player who works with appropriate sense of urgency and ownership to meet deadlines
  • Excellent communication skills and a customer service
  • Proficient in Excel (e.g. pivot tables, X-lookups, etc.)
  • Oracle knowledge is a plus
