The Company now manages 50K + housing units thanks to double-digit organic growth and multiple successful acquisitions to date. The Company has successfully expanded to Minnesota, Colorado, Illinois, Tennessee and Texas; and has a clear roadmap for further geographic expansion in the coming years. RowCal is now embarking on their next stage of growth - in April of 2023, Morgan Stanley Capital Partners made a significant investment to support RowCal's growth.

POSITION DESCRIPTION

Following a significant growth investment from Morgan Stanley Capital Partners, RowCal is embarking on the next chapter of the Company's robust growth trajectory - and the Regional Vice President will be a key leader of this growth strategy. This individual will be responsible for the full operational and financial performance of a RowCal region, tasked with achieving business objectives and driving growth. A successful Regional Vice President will ensure that all branches within their region deliver exceptional customer service, maintain high client and staff retention rates, and deliver robust organic growth.


Metrics for Success in the Role:

  • Google rating of 4.7 or better with 15 5-star reviews monthly
  • Client retention of 95%
  • Staff retention of 90%
  • Organic client growth of 20%
  • Manage division P&L and hit budget targets


Primary Roles and Responsibilities Include:

  • Develop and execute a regional strategy that aligns with the Company's overall objectives and drives growth in key performance areas
  • Lead and manage the regional team to deliver exceptional customer service and achieve KPIs
  • Ensure high client and staff retention rates through effective leadership, communication, and engagement
  • Implement initiatives to drive organic client growth, including marketing campaigns, referral programs, and networking events
  • Work closely with the Directors of Community Management, Maintenance, and Asset Management to ensure their success in achieving KPIs and delivering exceptional service to clients
  • Monitor and analyze market trends, competitor activity, and customer feedback to identify opportunities for growth and improvement
  • Manage the regional budget and resources to achieve revenue and profitability targets
  • Ensure compliance with company policies, procedures, and regulatory requirements


WORKS WITH

As a direct report to the RowCal Nation Executive Team, the Regional Vice President will work closely with other leaders across the Company, and will be responsible for supporting the success of key leaders within each local office that they oversee.


Director of Community Management Responsibilities

  • Ensure effective management of homeowner and condominium associations
  • Manage a team of Community Managers to achieve KPIs and deliver exceptional service to clients
  • Develop and maintain strong relationships with community boards and stakeholders
  • Implement initiatives to improve community engagement and satisfaction


Director of Maintenance Responsibilities

  • Ensure effective maintenance of properties and assets, including buildings, grounds, and equipment
  • Manage a team of maintenance technicians and contractors to achieve KPIs and deliver exceptional service to clients
  • Develop and maintain strong relationships with clients and stakeholders
  • Implement initiatives to improve maintenance efficiency and effectiveness


Director of Asset Management Responsibilities

  • Ensure effective management of assets, including financial performance and investment strategies
  • Manage a team of Asset Managers to achieve KPIs and deliver exceptional service to clients
  • Develop and maintain strong relationships with clients and stakeholders
  • Implement initiatives to optimize asset performance and value


CORE COMPETENCIES NEEDED


1) Industry Experience:
10+ years of experience in a leadership role in the property management industry, with a proven track record of achieving business objectives and driving growth. Knowledge of property management software and tools strongly preferred


2) Education Credentials:
Bachelor's degree in business, management, or a related field


3) Results Orientation
: Experience driving towards a quantitative objective to achieve financial targets


3) Analytical Rigor:
Analytical, methodical, and rigorous approach; ability to independently take apart complex business issues, perform research and analyses, synthesize conclusions into a value-maximizing business strategy.


4) Structured and Logical Thinking: The ability to dissect a problem into an organized approach and quickly form a hypothesis against which to run test analyses as well as the ability to present complex concepts/ideas in concise, easy-to-understand terms is critical


5) Impactful Communication:
The ability to communicate effectively with executive-level and cross-functional teams, both verbally and in writing


6) Team Player:
Excellent teamwork dynamics are critical. The ideal candidate will show high levels of empathy, strong communication skills and an appetite for feedback. The ability to work both individually and lead team projects and team members across teams, as well as work closely with clients and other stakeholders, is key


7) Practical Prioritization:
The Regional Lead will need to be skilled in prioritizing a large number of initiatives. The ability to pivot quickly as demands change in real-time and the ability to adjust workflows to reflect practical time constraints are key.


PERSONAL QUALIFICATIONS

The candidate selected for the position of Regional Lead will be a creative, out-of-the-box thinker who is intellectually curious with a demonstrated interest in learning. This person will also need to be a self-motivated, high-energy individual who can easily function in a high demand, performance-driven environment. He/she must be accustomed to working on multiple tasks in parallel. This professional must demonstrate strong leadership skills, best demonstrated by the individual's ability to gain credibility with team members and senior management.
