Position Description: Summary: The Regional Maintenance Manager holds the responsibility of mentoring and training on-site service associates, ensuring adherence to company maintenance policies. In addition, the Regional Maintenance Manager collaborates with owners and senior leadership, presenting recommendations, aiding in scope of work development, managing vendor relations, and conducting comprehensive analyses of property capital needs, budgeting, and maintenance.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Lead on-site maintenance associates in diagnosing and repairing issues related to plumbing, electrical, swimming pools, HVAC, carpentry, drywalling, exterior structures, and appliances. Furthermore, support in evaluating and arranging preventive maintenance for all assets.
Manage the scheduling of roving Maintenance Service Group and on-call emergency rotations.
Schedule and conduct training classes related to maintenance and repairs within the multifamily housing industry.
Support leadership during the annual budget process by offering expertise on maintenance-related matters.
Review suppliers and their services on an ongoing basis, taking into account criteria such as quality, customer service, and pricing.
Participate in the interview process for Maintenance Supervisors and the Maintenance Service Group, contributing to the evaluation of candidates' technical qualifications and alignment with the organization's maintenance team culture.
Provide assistance to Community and Regional Property Managers by offering on-site associate training, coaching, and assistance with disciplinary actions.
Oversee multiple capital projects, ensuring adherence to budgetary constraints, quality standards, and project timelines.

Qualifications:

Education/Experience:
At least two years of experience as a Regional Maintenance Manager or an equivalent blend of education and professional background.
Language Ability:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of residents or employees of organization.
Math Ability:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Reasoning Ability:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Supervisory Responsibilities:
Directly supervises other employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
