Islander On The Beach (AOAO) is looking for a qualified Site Manager to work on site.
This includes but not limited to overseeing contracted vendors, overseeing on site staff, conducting daily property inspections, House Rule enforcement (when required), responding to resident phone calls and emails, and working within the association's budget.
Communication/Interface: Fosters a team environment relationship with homeowners, residents, guests, the Board of Directors, Committee members, the staff of the various service vendors, municipal/emergency services agencies, etc. to ensure outstanding service results.
Community Relations
- Maintain outstanding service standards that consistently address homeowner needs.
- Communicate in a positive, cordial, business-like manner; in written or verbal form.
- Able to work independently and without supervision.
- Attend Monthly Board Meetings.
Administrative
- Maintain day-to-day operations at association(s).
- Telephone-Monitor: answer office telephone or cell phone; return voice messages within 24 hours.
- Respond to email messages within 24 hours.
- Miscellaneous Office Tasks-scan documents, filing, copying, etc.
- Other tasks and projects as assigned by the Site Manager Supervisor.
Covenants Inspection and Enforcement
- Administer Association's covenant enforcement policies.
- Submit imposition of fines and penalties against non-compliant owner accounts pursuant to the governing documents and policies adopted by theAssociation.
- Conduct physical inspections of the Community, monitor, and observe visible covenant or rules restriction violations from Common Area streets, driveways, or sidewalks (hereinafter, "Covenant Enforcement Inspections"). Covenant Enforcement Inspections include, but are not limited to, entering data and maintenance of computerized reports of violations, sending notices to owners, maintaining current status of violations, and interacting with the owners regarding violations.
- Assist with contracted Covenant Enforcement Inspections of all units/lots, common areas and amenities.
- Knowledge of Microsoft Office products (Word, Excel, Outlook, etc.) at a proficient level.
- Knowledge of communities/property/real estate and homeowners associations.
- StrongCommunication skills as majority of the AOAO live outside of Hawaii.
- Basic knowledge of a property/building function.
- Able to perform minor repairs and use of power tools/equipment, etc.
- Microsoft Office (Outlook, PowerPoint, Excel, and MS Word a must)
- Comfortable with very broad parameters of responsibility and tasks.
- Comfortable speaking, engaging and working with diverse groups.
- Highly developed organizational and project management skills; outstandingly accurate attention to detail.
- Outstanding interpersonal style, collaborative manner, composure and self-control.
- Knowledge of Association documents and committee structure and function.

- Ability to traverse and climb rough, uneven, varied terrain of the Common Area property.
- Manual dexterity and vision sufficient to operate computer system for potentially long periods of time without experiencing abnormal hand, wrist or eye strain.
- Hearing sufficient to understand conversations, both in person and on the telephone.
- Ability to lift and carry up to 20 lbs.
- Must be capable of safely operating a vehicle and possess an appropriately valid motor vehicle operator's license
- Associates Degree Required
