Property Conditions Assessor - Multiple Locations

Hillmann Consulting's Construction Risk Management group is headquartered in Atlantic Highlands, NJ and our Due Diligence group is headquartered in Union, NJ with Regional offices in Orange, CA. Our team of construction professionals and due diligence professionals provide an array of consulting services to major national financial institutions, and property developers/owners. These services include pre-construction due diligence, property condition assessments, as well as progress monitoring during construction.

We have an immediate need for a Property Conditions Assessor to join our Construction Risk Management Consulting/Due Diligence groups Nationwide. We are looking for individuals to service our territories in Florida, Georgia, South Carolina, Texas, Kansas, Oklahoma, Arkansas, Nevada, Arizona, California and the Pacific Northwest. Candidate will be fully on-site in their designated region with limited remote work. Hillmann is a fast-growing, team-oriented company, looking for a motivated individual to grow and develop with us.

The successful candidate will visit construction sites and completed buildings, and prepare comprehensive reports for Clients; build and establish relationships with colleagues, project teams, and Clients; promote a positive attitude as well as a willingness to learn, adapt, and overcome challenges; develop their individual strengths and abilities to foster career growth.

Qualifications & Requirements:

College Degree (or equivalent Baccalaureate degree) in Construction Management, Engineering, Architecture, or equivalent.

o Consideration will be given to candidates which have achieved an equivalent level of experience inclusive of related/similar project work and education in addition to coursework in pursuit or attainment of a related professional certification for qualification including but not limited to: Registered Architect, Professional Engineer, PMP, LEED AP, NCIDQ, RICS.

  • Experience with Property Condition Assessment (PCA) reports including: Equity, Acquisition/Disposition-type, Freddie Mac and Fannie Mae. In addition, candidate to be familiar with Residential, Commercial, and Industrial types of property.
  • A minimum of five years of experience performing transaction-based property condition assessments.
  • Will be responsible for project management and then potentially leading small to medium-sized teams of professional consultants based on the size of client's need. The work will primarily include Property Condition Assessments (PCA) per ASTM E2018. Additional responsibilities may include building enclosure consulting for new design and the evaluation, investigation, and design of repairs for existing buildings.
  • Ability to read and understand architectural drawings and specifications.
  • Experience in engineering design, construction oversight, building forensics, and project management is also preferred.
  • Project Management will include setting up and conducting individual/team site inspections, travel to site, ordering and receipt of questionnaires and intake forms, request due diligence packages, FOIA request, Accessibility, Seismic, and Flood data compilation, organization of all paperwork, report preparation, and report delivery.
  • Determine physical needs to conduct work including building and roof access and ability to convey needs for physical equipment (ladders or other motorized equipment) the client will need to provide to conduct work

Working knowledge of building systems and components.

Desire to work in a dynamic and fast-paced environment.

Well-spoken with excellent verbal and written communication skills; technical writing abilities are a plus.

Ability to manage multiple projects and/or tasks simultaneously and independently

Experience with client communication and expectation management

Comfortable with semi-remote management by senior colleagues and/or upper management team.

Frequent communication to clients and upper management regarding project status and overall workflow.

Travel throughout your region based on management needs with additional potential opportunities to travel to other regions

Valid driver's license and transportation for work throughout the United States.

Experience with Microsoft Word, Outlook, Excel required; additional software experience is a plus

Additional Responsibilities May Include:

Manage multiple projects with fluctuating due dates, requirements, and Clients

Assist or lead preparation of desktop review.

Assist or lead preparation of other project duties or special projects as assigned.

Integrate into ongoing projects in a supportive or lead role.
