Job Title: Project Manager

About the Role
The Project Manager is responsible for managing the construction budget and maintaining the owners interest at all stages of construction. The Project Manager ensures client requirements are met while coordinating with architects, engineers, contractors and vendors to bring projects in on-time and on-budget. The role requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as have strong communication and client service skills.
Responsibilities
- Thorough understanding of multiple construction and building aspects including; budgeting, permitting, soft cost contracts, engineering proposals, master milestone schedule, pricing of jobs, etc.
- Establish and maintain comprehensive all-in project budget.
- Effectively analyze, negotiate, and execute contracts.
- Review and interpret architectural and structural drawings.
- Develop and maintain positive working relationship with owners, architects, engineers, clients and others to ensure complete client satisfaction and project execution.
- Foster clear and consistent communication with project OAC (Owner, Architect, Contractor) team and consultants. Research and suggest products when appropriate for OAC team.
- Participate in pre-construction meetings with Owner / Architect.
- Manage accounting functions and budget. Implement billing process in accordance with company guidelines and contract terms.
- Review Change Orders and prepare Job Cost Budget Updates
- Prepare and submit accurate monthly Project Status Reports. Identify and manage risk and opportunities proactively and develop mitigation and capture strategies.
- Regularly visit project sites to review project status, resolve issues and coordinate with General Contractor and team.
- Review design documents for conflicts and completeness and participate in developing/negotiating contract agreements. Ensure adherence to terms and conditions of agreements.
- Work in coordination with Assistant Project Manager, maintaining the project schedule(s).
- Ability to prioritize requests and manage projects to meet target delivery dates.
Requirements
- 8+ years of previous construction project manager experience
- Understanding of contracts and risk management
- Demonstrate consistent ability to be dependable, consistent, diligent, and thorough.
- Proficiency in Microsoft Office, including Microsoft Project, or other PM software.
- Bachelor’s Degree in Construction Management, Engineering or equivalent a plus.
- Thorough understanding of the construction and architectural design industry
- Strong written and verbal communication skills
- Proficiency in construction accounting
- Strong management skills
- Functions effectively as part of a team
- Ability to develop and maintain relationships with clients
- Exhibits strong leadership qualities
- Ability to maintain discretion and confidentiality at all times
- Excellent time management and organizational skills
- Strong decision making/problem solving skills
- Valid California Driver’s License required
Hybrid setting:
- 2 days a week in the office, rest of the week divided remotely and traveling to additional sites
