Job Description:

The Project Manager is a professional who manages multiple clients/projects through the construction processes they have contracted us to undertake. This includes Project Management, Owner’s Representation, forensic evaluation as well as constructability reviews, scheduling, estimating, project monitoring, etc. The Project Manager receives direction from and reports to the Senior Project Manager within the J.S. Held Construction Advisory services line.


Job Responsibilities:

Technical Expectations:

  • Manage client budget. Prevent cost overruns, provide cost savings solutions.
  • Schedule analysis – prevent schedule delays where possible and provide opportunities to
  • improve on key target dates.
  • Evaluate contracts – be knowledgeable of AIA standards and documents.
  • Participate in client management activities such as regularly communicate and address
  • problems directly, agree on strategy, goals and timelines while keeping the appropriate team
  • members engaged and involved.
  • Mentor consultants at JSH as they assist on the various projects they have been assigned.
  • Travel both locally and throughout the US.
  • The ability to prepare proposals, property condition assessments and other written evaluations is essential.
  • Develop as a leader and begin to manage consultants and their work product.

Performance Expectations:

  • Utilization of 85% allocated to billable client work, unless adjusted by your supervisor
  • Establish a professional network
  • Work independently with client
  • Draft work product independently

  2. Market Awareness: Have a clear and proper understanding of the construction market. Be aware of what client needs are in that market and how JSH can fulfill those needs.
  3. Project Focus: Sees things through to completion, deals effectively with potential obstacles and exhibits the flexibility to adapt to whatever a situation calls for. Work is completed within designated timeframes. Takes proper action when time frames cannot be met to assure the work of others is not compromised. Uses non-billable time effectively.
  4. Professionalism: Has a positive attitude which motivates team members and clients. Displays a sense of pride, enthusiasm, optimism and deep dedication for work with both clients and colleagues. Is a self-motivator, willing to take on new challenges. Takes responsibility for increasing his/her own skills.
  5. Leadership Skills: Has the ability to not only understand and utilize innate talents, but to also effectively leverage the natural strengths of the team to accomplish the mission. Treats others openly, with respect and recognizes their value.
  6. Self Starter: The ability to operate with minimal oversight while communicating upstream and downstream as appropriate.


Attributes & Background:

Minimum of a Bachelor’s Degree with accumulated technical experience or 1-7 years of equal

experience in related fields such as design, facility planning and other construction management

related fields.

  • AIC “Associate Constructor” certification (or equivalent)
  • AIC “Constructor” Certification (or working towards within 2 years) or equivalent
  • In depth knowledge of
    • Project delivery types
    • Pre-construction
    • Design process
    • Contracts - AIA, AGC etc
    • Legal aspects of maintaining projects
    • Documentation requirements
    • Project Cost Accounting and control
    • Close out requirements
    • Estimating process (preconstruction to forensic)
    • Project budget management
    • Change order process
    • Scheduling techniques
    • Labor applications


SOFTWARE REQUIREMENTS

  • Google products
  • Microsoft Office
  • NetSuite and Concur (training provided by J.S. Held)
  • ADVANCED SOFTWARE: (preferred but not required)
  • Estimating Software (Blue beam/Xactimate, Cost X)
  • Project Management Software (Pro-Core/ Sage/ ProLog)
